Urban Redevelopment Authority (URA) announced the release of two residential sites for sale on Sept 18. These sites are located at Bedok Rise and Cross Street, and are part of the 2H2025 Government Land Sales (GLS) Programme.

The Bedok Rise plot, located on the Confirmed List, is expected to yield around 380 private homes and is the last parcel of land with direct access to Tanah Merah MRT Station. According to Mark Yip, CEO of Huttons Asia, this makes it a highly desirable location for both investors and owner-occupiers.

Meanwhile, the long-stay serviced apartment site at Cross Street is offered for sale on the Reserve List. It has a minimum stay of three months and can accommodate up to 315 residential units and 500 sq m of commercial space. The building can be up to 30 storeys tall.

Both sites are expected to attract strong competition from developers due to their attractive locations and growth potential. The Bedok Rise site is located next to the upcoming Grandeur Park Residences and is the last parcel of land available fronting the Tanah Merah MRT Station. It is situated in District 16, which has seen non-landed private home prices increase by 45.3% since 2020.

The Cross Street site is also expected to garner interest, as it is located in the heart of the CBD, with easy access to amenities and transportation. With the rise of remote working and the demand for flexible accommodation options, this site is likely to be highly sought-after.

The tender for the Bedok Rise site will close on Nov 27, and analysts expect top bids in the range of $1,100 to $1,300 psf ppr. Meanwhile, the tender for the Cross Street site will close on Oct 29, with bids expected to be in the range of $1,500 to $1,800 psf ppr.

With the addition of these two sites, the 2H2025 GLS Confirmed List will supply a total of 4,725 residential units.
