Pinetree Hill Hidden Gem District 21

Pinetree Hill, a luxury condo by UOL Group (UOL) and Singapore Land Group (SingLand), has uplifted the capital values of Pine Grove, a private residential enclave in District 21. This is the first new project launch in the area in 14 years, with the last one dating back to 2009.

The highly-anticipated Pinetree Hill will make its debut in July 2023, bringing new life to the serene and verdant Pine Grove neighbourhood. Developed by a joint venture between UOL Group (UOL) and Singapore Land Group (SingLand), this luxurious condominium has already caused a surge in property values in District 21.

Comprising of three high-rise residential towers, Pinetree Hill offers 520 units in a variety of layouts. From the compact 538 sq ft one-bedroom-plus-study to the spacious 2,874 sq ft five-bedroom penthouse, there is a home for everyone to fit their unique lifestyle.

Since its launch in 2022, Phase 1 of Pinetree Hill has seen an impressive take-up rate of 63% for its 400 units at an average price of $2,430 psf. With construction already underway, the sales gallery at the site has been closed and a new one has been erected at Holland Road, featuring updated show suites.

New Launch for Premium High-Floor Units

The developer has recently unveiled new high-floor units as part of Phase 2. These 120 units offer expansive views of the picturesque Clementi Forest and Bukit Timah Nature Reserve. Designed by renowned architect firm P&T Consultants, Pinetree Hill’s site is situated on a 10m hillslope, with the towers raised 12.6m above ground, equivalent to four storeys. This unique design means that residential units begin from the second storey, which is actually eight storeys above street level along Ulu Pandan Road.

The three Pinetree Nests, suspended from the lush 10m slope facing Clementi Forest, will be the development’s standout feature. These nest-shaped pavilions are just one of the many facilities residents can expect in this 242,563 sq ft, 99-year leasehold property. The remaining 88% of the land has been dedicated to landscaped gardens, pools and communal facilities designed by award-winning landscape architect Henning Larsen.

Although almost half of the units have already been sold, there are still plenty of units available across all types, especially with the newly launched high-floor units under Phase 2. These units are priced from $2,313 psf.

Affordability as a Priority

Priced competitively, the units at Pinetree Hill cater to a diverse range of lifestyles, from singles to couples to young families. The development boasts a variety of two-bedroom types, ranging from 700 sq ft to 915 sq ft. These sizes are larger than those launched since the revision of URA guidelines for government land sales, which will come into effect on June 1, 2023. As developers will have to account for the overall saleable area when deciding on pricing strategies, the unit sizes in new projects are expected to be smaller.

UOL-SingLand had acquired the Pine Grove site in June 2022, a year before the revised URA guidelines, making it possible to offer two-bedroom premium plus study units for just $2 million. This feature will appeal to families with young children, who can convert the study room into a nursery or a cosy bedroom.

A Full Range of Facilities and Amenities

The vast range of facilities at Pinetree Hill includes a 50m swimming pool, tennis court, half-basketball court, clubhouse, and dining pavilions. There is even a hiking and walking trail connecting the Rail Corridor to the new nature park at Dover Forest, offering residents an opportunity to immerse themselves in nature.

The development is also strategically located near renowned schools such as Henry Park Primary School and Pei Tong Primary School, which are both within a 1km radius. It is also close to institutions such as the National University of Singapore, one-north, and the science parks, making it a prime location for families with school-going children. Nearby amenities include Holland Village, Chip Bee Gardens, and Dempsey Hill, as well as One Holland Village Mall.
