Malaysia’s Sunway Buys Mcl Land Hongkong Land 739 Mil Cash Deal
The acquisition of MCL Land, the Singaporean and Malaysian residential development business of Hongkong Land, by Malaysian conglomerate Sunway Group was announced on Sept 18. The deal, settled in cash at its net asset value of $739 million, will strengthen Hongkong Land’s balance sheet and contribute an additional $150 million to its ongoing share-buyback program. This divestment is part of Hongkong Land’s plan to recycle at least US$4 billion by the end of 2027 and with this deal, it has successfully recycled a total of $2.56 billion (US$2 billion) since 2024.
According to Michael Smith, CEO of Hongkong Land, the company remains committed to investing in its unique and world-class commercial property assets in Singapore, which is a central market for its strategic vision. The capital gained from this divestment will now be redeployed into developing and managing premium integrated commercial properties in major Asian gateway cities.
This acquisition marks Sunway Group’s largest deal to date, further solidifying its presence in Singapore with a total investment of over $1.2 billion since July. As part of the agreement, Sunway will now assume ownership of MCL Land and its subsidiaries, which includes all ongoing development projects in Singapore, as well as its portfolio of income-generating and development assets in Malaysia.
Serena Cheah, executive deputy chair of Sunway, believes that by combining MCL Land’s expertise in the local market with Sunway’s track record in sustainable mixed-use developments, the company will have a stronger platform to accelerate growth in not just Singapore, but also in key regional markets. Additionally, with this acquisition, Sunway’s unbilled sales in Singapore will increase significantly from $614 million to nearly $1.8 billion, giving the company immediate earnings visibility.
