Turquoise, the exclusive waterfront luxury condominium at Sentosa Cove, has three duplex penthouses currently on the market for sale, going for $23 million each. The largest of the three penthouses is a 7,987 sq ft, five-bedroom duplex and is also the biggest of the 10 penthouses in the condo, with a 99-year lease. It boasts of a wine cellar, kitchen and living area, four ensuite bedrooms, two utility rooms and a balcony on the lower level. The upper level features a master bedroom suite with a private infinity pool, pool deck and outdoor shower. It is being let out at $12 million ($1,502 psf). The second-largest penthouse on sale is a 3,746 sq ft, four-bedroom unit listed at $5.99 million ($1,599 psf). This unit has a large open-air terrace on the upper floor with a built-in Jacuzzi and stunning views of Sandy Island and Sentosa’s southern waterfront on offer. The last penthouse, on offer, has an asking price of $5 million ($1,607 psf) and consists of a three-bedroom unit measuring 3,111 sq ft. From URA caveats, the 3,746 sq ft, four-bedroom duplex penthouse was purchased by a Korean national for around $9.5 million ($2,545 psf) in November 2007, when the project was launched. The 3,111 sq ft, three-bedroom duplex penthouse was purchased by an African national in December 2007 for around $8 million ($2,579 psf), according to the caveats lodged then. Both these units were bought on the sixth floor, by foreign nationals. Back when the project was launched, there were a large number of foreign buyers who procured the waterfront homes for investment purposes and as holiday homes. Last year, the average price of units sold at Turquoise stood at $1,427 psf, across four recorded resale transactions. Michele Cabasug, senior associate VP at List Sotheby’s International Realty says that there are now more owner-occupiers in Sentosa Cove than holiday home owners. This is reflected in the current buyer profile at Turquoise. The project only saw about 25% Singaporean owners during the project’s launch. Today, that number stands at 57.4%. Meanwhile, 32.3% of the condo’s transactions were made by permanent residents, while remaining 8.8% were by foreign buyers.
