Woodleigh Residences Hits New Psf Price High 2532

The Woodleigh Residences has been named the top condo with the highest psf-price during the period of June 21 to June 25, with the sub-sale of a 958 sq ft, three-bedroom unit on the ninth floor being sold for $2.426 million. This translates to a psf-price of $2,532, surpassing the previous high of $2,516 psf achieved just a month ago. It is also the second time that a unit in The Woodleigh Residences has been sold above the $2,500 psf threshold.

Situated strategically in proximity to two executive condominium sites, the Tampines Avenue 11 mixed-use plot boasts of its prime location. One of these sites is currently open for tender at Tampines Street 62, while the other is the 618-unit Tenet that was launched in December last year. Furthermore, the sought-after Parktown Residence, which can be accessed through Parktown Residence, is also in close proximity, making this area an ideal residential hub.

The 99-year leasehold condo is situated along Bidadari Park Drive and is part of an integrated development that includes The Woodleigh Mall, Woodleigh MRT Station, and an underground bus interchange. It offers 667 units, including two-bedroom units of 570 sq ft to 743 sq ft, three-bedroom units of 850 sq ft to 958 sq ft, and four-bedroom units of 1,270 sq ft to 1,475 sq ft. Over 75% of the units have an east-facing orientation and offer views of Bidadari Park and Alkaff Lake.

According to URA Realis database, the project was completed and received its temporary occupation permit in 2Q2023. Sub-sale transactions are units sold after completion but before the development obtains its certificate of statutory completion (CSC). To date, The Woodleigh Residences has seen a total of 43 sub-sale transactions, with 41 units being sold after completion. These units range in size from 570 sq ft to 958 sq ft and were sold for prices between $1.23 million to $2.43 million in absolute terms or $2,078 psf to $2,532 psf on a psf basis.

Another condo that topped the list of achieving a new psf-price high is Seventy Saint Patrick’s, with a three-bedroom unit of 1,184 sq ft being sold for $2.73 million, or $2,306 psf on June 25. This surpasses the previous record of $2,266 psf set in December 2020 when a 1,410 sq ft unit was sold for $3.2 million. It marks the first time a unit at Seventy Saint Patrick’s has been sold above $2,300 psf.

The 1,184 sq ft unit sold on June 25 was purchased as a resale unit for $1.95 million ($1,647 psf) in August 2020, resulting in a gross gain of $780,000 for the seller. Located on St Patrick’s Road in District 15, the freehold development has 186 units and is within walking distance to Marine Terrace MRT Station. It offers units of two bedrooms measuring 700 sq ft to 872 sq ft, three bedrooms measuring 936 sq ft to 1,195 sq ft, and four bedrooms of 1,410 sq ft to 1,442 sq ft. There are also penthouse units of two bedrooms measuring 1,033 sq ft to 1,055 sq ft, three bedrooms measuring 1,173 sq ft to 1,346 sq ft, and four bedrooms measuring 1,647 sq ft.

Tanglin View also achieved a new psf-price high during the period in review, with the sale of a three-bedroom unit of 1,141 sq ft on the 10th floor for $2.075 million on June 21. This translates to a psf-price of $1,819, surpassing the previous high of $1,770 psf recorded on March 28 when a unit of the same size was sold for $2.02 million.

Tanglin View is a 384-unit, 99-year leasehold condo on Prince Charles Crescent in District 3, and was completed in 2001. It is a short walk from Redhill MRT Station and offers units of two bedrooms ranging in size from 872 sq ft to 2,497 sq ft. Apart from the units sold on June 21 and March 28, two other units were sold this year. On Feb 28, a unit of 1,141 sq ft was sold for $1.8 million ($1,578 psf), while on May 28, a 2,121 sq ft unit was sold for $3.45 million ($1,627 psf).
