Botanic Lloyd Reaches New Price Peak 2460 Psf

Freehold condominium, The Botanic on Lloyd, has set a new record for the highest psf-price among private non-landed developments during the period between Jan 3 and Jan 11. This new price peak was achieved through the sale of a four-bedroom unit on the second floor for $5.13 million, or $2,493 psf. This surpasses the former high of $2,339 psf by 6.6%, which was established in October last year when a three-bedroom unit located on the fourth floor was sold for $3.5 million.

The Botanic on Lloyd is a boutique development located in Prime District 9, consisting of 60 apartments and 6 townhouses. Completed in 2006, it offers a mix of three- and four-bedroom units, as well as three-storey townhouses each with five bedrooms and two private parking lots. Transactions at the development have been infrequent, with only one sale per year on average in the past decade.

Another freehold development, The Cape, also achieved a new record of $2,284 psf when a three-bedroom unit on the 15th floor sold for $3 million on Jan 10. The previous record of $2,265 psf came from the sale of a two-bedroom unit on the 16th floor for $3.49 million in November 2012. Completed in 2014, The Cape is a 76-unit development located in District 15, offering one- to three-bedroom units ranging from 570 sq ft to 1,539 sq ft.

The only private residential development to record a new psf-price low during the period was Tembusu Grand, with a new price trough of $2,174 psf achieved through the sale of a three-bedroom unit on the 20th floor for $3.04 million. This surpassed the previous record of $2,193 psf set two months earlier when a similarly sized unit on the same floor was sold for $3.07 million. The 638-unit development is located in District 15 and consists of one- to five-bedroom units ranging from 527 sq ft to 2,691 sq ft.

Launched in April 2023, Tembusu Grand has since sold 584 units (91.5%) at an average of $2,444 psf. It is expected to obtain its Temporary Occupation Permit in 2028.
