Two Bedder Hill House Sets New High 3398 Psf
The top spot for new psf-price highs in private condos from Feb 7 to 16 was claimed by a two-bedroom unit at Hill House, which sold for $1.54 million at $3,398 psf. This surpasses the previous peak of $3,378 psf set by another two-bedroom unit on Feb 11. Hill House, a 72-unit 999-year leasehold development located at Institution Hill, off River Valley Road, was launched in 2022.The condo comprises of 40 one-bedroom units of 431 sq ft, 24 two-bedroom units ranging from 452 sq ft to 624 sq ft, and eight three-bedroom units ranging from 753 sq ft. The latest transaction was made by the developer and the average price for the 37 units sold since the launch in November 2022 is $3,152 psf. The development is expected to be completed in 3Q2026.There were eight units sold at Hill House since the start of the year, with an average price of $3,190 psf. The most expensive unit sold was a 753 sq ft, three-bedroom apartment for $2.39 million on Jan 5.The second on the list is the 999-year leasehold condo, The Tresor, with a resale transaction of a 1,421 sq ft unit on the fifth floor for $3.73 million, setting a new high of $2,625 psf on Feb 10. This beats the previous psf-price high of $2,501 set in March 2024. The development comprising of 62 units is located at Duchess Road in District 10. The units range from two-, three-, and four-bedroom apartments with sizes from 990 to 2,896 sq ft.The unit sold on Feb 16 is the first resale transaction in a year and the most recent resale deal was in March 2024 for a 1,399 sq ft unit sold at $3.5 million.The third spot goes to Jadescape, where a 1,647 sq ft, four-bedroom unit on the 22nd floor was transacted for $4.05 million on Feb 7, setting a new record of $2,459 psf at the District 20 development. The previous record of $2,446 psf was set in January and the most expensive unit sold was a 4,230 sq ft, six-bedroom penthouse for $10.2 million in December 2024. Jadescape, that was completed in 2022, comprises of 1,206 units across seven residential towers and ranges from one- to five-bedroom apartments with sizes from 527 sq ft to 2,099 sq ft and two penthouses of 4,230 sq ft.The development is located at the junction of Marymount Road and Shunfu Road and is within walking distance to Marymount MRT Station on the Circle Line.New low psf-price transactions were recorded during the period of review.
