One Bernam Hits New Psf Price High 3351

The record was set when a 452 sq ft, one-bedroom unit on the 30th floor was sold for $1.51 million on August 4, just 0.2% higher than the previous record of $3,344 psf set on March 9. As of Aug 8, the project has sold 228 units at an average price of $2,582 psf, with 24 units transacted at an average price of $2,745 psf. It is expected to be completed in September next year.

Meanwhile, Residences @ Evelyn, a freehold condo in Novena, District 11, has also achieved a new high during the same period. A 1,528 sq ft, three-bedroom unit on the 32nd floor was sold for $3.83 million on July 31, translating to $2,504 psf. The seller had bought the unit from the developer for $2.205 million in October 2006, making a net profit of about $1.6 million on the sale. This beats the previous record of $2,441 psf set in a resale transaction on the 20th floor. Four transactions have been recorded at an average price of $2,344 psf this year, higher than the average price of $2,314 psf for four transactions last year.

However, The Myst in Bukit Panjang has registered a new low during the week, with a 1,163 sq ft, three-bedroom unit selling for $2.18 million on August 3, translating to $1,877 psf. This is 0.48% lower than the previous record of $1,886 psf set in a developer sale on June 16. The 408-unit condo was launched last July at an average selling price of $2,057 psf, and as of Aug 10, has sold 257 units. The development is expected to be completed in 2029 and is located near Cashew MRT Station and schools such as Assumption Pathway School and Greenridge Secondary School.
