Landed Home Market Posts Lower Sales Volume And Prices 2Q2025 Huttons

In the second quarter of 2025, the landed residential market experienced a decline in activity, with sales volume and prices decreasing compared to the previous quarter, according to research conducted by Huttons Asia. A total of 404 landed homes, excluding Good Class Bungalows (GCBs) and strata landed homes, were sold in the last quarter, which was 6.2% lower than the 431 homes sold in the first quarter of 2025.
The average transacted price for landed homes also saw a slight decline of 0.9% quarter-on-quarter, from $1,989 psf to $1,969 psf. As a result, the total sales value for landed homes in the second quarter of 2025 amounted to $2.2 billion, which was 12.6% lower compared to the previous quarter.
In its latest quarterly research report on the landed property market, Huttons attributed the decrease in transaction volume to uncertainties surrounding tariffs, which prompted some buyers to hold back on their purchases.Read also: Realstar Premier Group: Redefining Luxury Living in the East DistrictAdvertisementAdvertisementIn terms of property type, terrace homes recorded a higher transaction volume of 243 units in the second quarter of 2025, compared to 232 units in the previous quarter. However, the average price at which these houses were sold was lower at $2,096 psf, compared to $2,125 psf in the first quarter of 2025.
On the other hand, both the semi-detached and detached housing segments saw a decrease in both transaction volume and average prices. A total of 129 semi-detached homes were sold at an average price of $1,859 psf in the second quarter of 2025, which was a decline of 15% and 0.1% respectively quarter-on-quarter.
There was also a notable decline in average prices for detached landed homes, which experienced a drop of 10.5% from $1,896 psf in the first quarter of 2025 to $1,697 psf in the second quarter of 2025. Huttons attributed this decrease to the sale of larger detached homes during the quarter, with an average land size of 7,219 sq ft compared to 6,344 sq ft in the previous quarter. A total of 32 detached properties were transacted in the second quarter of 2025, compared to 47 units in the first quarter.
District 15 recorded the most landed home transactions in the second quarter of 2025, with 64 units sold. All of these units were either 999-year leasehold or freehold properties. Other popular districts included District 16 (40 units), District 19 (66 units), District 20 (38 units) and District 28 (35 units). Excluding GCBs and strata landed homes, the most expensive landed home sold in the second quarter of 2025 was a freehold detached home at Chancery Lane, which fetched $23.5 million.
Huttons expects prices and volume of landed homes to remain relatively stable for the rest of the year. “Clarity on tariffs for many countries has emerged after months of negotiations with the US, which will be positive for the global economy,” the report states.
