K Suites Achieves New High 2443 Psf

K Suites, a boutique development with freehold tenure, has taken the top spot for condos with the highest psf-price achieved from November 1 to November 10. The development set a new record with its latest sale of an 872 sq ft three-bedroom unit on the fourth floor at $2,443 psf, reaching a new high for the first time at this price point. The previous record of $2,196 psf was registered in May 2023 when a 1,270 sq ft four-bedder unit on the first floor was sold for $2.79 million. K Suites is located along Lorong K Telok Kurau in District 15, and it comprises a five-storey apartment block with 19 units. The project is currently under construction and is a redevelopment of Ji Liang Gardens, a collection of six terraced houses that were acquired by the developer for $18.6 million in June 2021. The units at K Suites include three- to four-bedroom apartments ranging from 797 sq ft to 1,270 sq ft, as well as a 1,389 sq ft four-bedroom duplex penthouse and three 1,625 sq ft to 1,679 sq ft five-bedroom duplex penthouses. Since April 2013, when the developer first launched the units for sale, K Suites has sold eight units (42%) with an average price of $2,099 psf. Thomson Three, a 99-year leasehold condo located off Upper Thomson Road in District 20, also recorded a new high with a 1,033 sq ft three-bedder unit on the 19th floor changing hands at $2.46 million on November 6, translating to $2,379 psf. The seller had bought the unit in a resale transaction for $1.86 million ($1,800 psf) in November 2021, making a net profit of $598,000. This is the first time that the condo has surpassed the $2,300 psf mark, beating its previous high of $2,204 psf set on September 26 with the sale of a similar-sized three-bedroom unit on the 19th floor for $2.28 million. Thomson Three was completed in 2016 and has 435 condo units across 21 storeys. Units range from one- to four-bedrooms spanning 495 sq ft to 1,485 sq ft, and it also has 10 strata semi-detached houses that measure 3,283 sq ft each. The development is located within walking distance to the Upper Thomson MRT Station on the Thomson-East Coast Line and is also near Ai Tong School (Primary). Meanwhile, 19 Nassim, an upscale 99-year leasehold condo located in prime District 10, registered a new psf-price low at $2,947 psf during the period in review. This was set by the sale of a 646 sq ft one-bedroom unit on the fourth floor at $1.9 million on November 9, which was the first time that the development has fallen below the $3,000 psf mark. This beat the previous record low of $3,001 psf set on March 22 when a 678 sq ft one-bedroom unit on the sixth floor was sold for $2.03 million. Based on caveats lodged, 50 units at 19 Nassim have been sold this year at an average price of $3,397 psf, which is 3.7% lower than the average price of $3,524 psf from eight units sold at the condo last year. Completed in 2023, 19 Nassim comprises 101 units across 10 storeys, with units ranging from 538 sq ft to 1,830 sq ft. The units are a mix of one- to three-bedrooms, and the condo has sold 61 (60%) of its units since its initial launch in 2020.

The Peak Residence, a luxury development located in prime District 11, also saw strong sales over the period in review. The development moved eight units at an average price of $4,510 psf. This brings the total number of units sold to date to 57 (51%).

The previous high of $4,160 psf was set in October 2021 when a 1,389 sq ft four-bedroom unit was sold for $5.9 million. The remaining two units were sold in the same month for $4,696 psf and $4,117 psf.
The Peak Residence comprises 90 exclusive units across a single 22-storey residential block. Units range from 549 sq ft one-bedroom units to 2,852 sq ft five-bedroom units. The development also features two penthouses measuring 5,597 sq ft each.
Located along Thomson Road, The Peak Residence is within walking distance of the Stevens MRT Station on the Downtown Line and the upcoming Stevens MRT Interchange on the Thomson-East Coast Line. The Shelford, a freehold luxury development located in prime District 10, also saw strong sales during the period in review. The development moved six units at an average price of $2,395 psf, with the top sale being a 1,238 sq ft three-bedroom unit on the fifth floor that fetched $2.97 million ($2,400 psf).
The previous high of $2,332 psf was set in September 2021 when a 1,345 sq ft three-bedroom unit was sold for $3.18 million. Meanwhile, the remaining four units were sold at $2 million to $2.3 million, translating to $2,429 to $2,504 psf during the period in review.
Completed in 2015, The Shelford has 215 units across four blocks of 10-storeys each. The development includes a mix of one- to three-bedroom units ranging from 603 sq ft to 1,421 sq ft, as well as nine penthouses measuring 1,819 sq ft each.
Located along Shelford Road, the development is within walking distance to Botanic Gardens MRT Station on the Downtown Line, as well as Nanyang Primary School.

In addition, The Mattar Residences, a freehold condo located in District 13, saw a new high of $2,400 psf during the period in review. This was achieved with the sale of a 1,259 sq ft four-bedroom unit on the 15th floor for $3.03 million on November 6.
This is the first time that the development has crossed the $2,400 psf mark. The previous high of $2,385 psf was set in October 2021 when a 1,259 sq ft four-bedroom unit on the 15th floor was sold for $3.00 million.
Completed in 2023, The Mattar Residences comprises 250 units across two 18-storey residential blocks. Units range from 441 sq ft one-bedroom units to 2,626 sq ft five-bedroom units. The development also features two shop units measuring 269 sq ft and 797 sq ft each.
