A stunning five-room HDB flat located at Skyoasis @ Dawson, Margaret Drive, has made headlines in the resale market after being sold for a record-breaking price of $1.73 million on June 26. This translates to a whopping $1,444 per square foot (psf).

On July 22, ERA Realty released a press release announcing this remarkable sale, which was facilitated by Faith Wong, senior marketing director at ERA Realty. The sale of this unit has surpassed the previous record set just a month ago, when a five-room unit at City Vue @ Henderson was sold for $1.588 million ($1,285 psf). In April, another five-room flat at Tiong Bahru View was sold for $1.588 million ($1,317 psf).

The record-breaking unit at Skyoasis @ Dawson is a corner unit on the 45th floor and was owned by a local family. According to Wong, the unit was only on the market for less than a month before it was sold. Despite the initial asking price of $1.838 million, there were multiple bids from motivated buyers, and the unit was eventually sold for $1,725,888. Wong also shared that the buyers are a family with young children who were attracted to the spacious layout, modern amenities in the vicinity, and the strategic location of the flat.

The unit, situated on the 45th floor, boasts high ceilings and was owned by a Singaporean family. What makes this unit even more remarkable is that it is only 3.5 years old, with 96 years remaining on its 99-year lease. This is due to the property’s status as a replacement flat under the Selective En bloc Redevelopment Scheme (SERS), which allows owners to sell their units after seven years from registration or five years from the date of key collection – whichever is earlier. In comparison, new Build-to-Order (BTO) units have a mandatory occupancy period of five years before owners can sell their properties on the secondary market.

Skyoasis @ Dawson, completed in 2021, is a 1,192-unit HDB estate in District 3. It comprises six residential blocks ranging from 26- to 45-storeys and offers two- to five-room flats.
