The landscape of Bangkok is set to transform with the introduction of the new 21-storey, 95m-tall Porsche Design Tower, which officially debuted on August 27. This marks a partnership between Porsche Design, the luxury lifestyle brand of Porsche AG, and leading Thai real estate developer Ananda Development.

According to Lutz Meschke, Porsche AG’s Deputy CEO and Executive Board member for finance, “The Porsche Design Tower Bangkok is a significant development for Porsche in Southeast Asia. We aim to create an engineering and architectural masterpiece which will also serve as a beacon and unique hub for our passionate community in Asia.”
Located on the even-numbered side of Sukhumvit Road in the stylish Thonglor neighbourhood, Porsche Design Tower Bangkok is surrounded by a vibrant area with upscale restaurants, cafes, shopping malls, and various leisure and entertainment activities.
The luxurious tower will house 22 exclusive apartments ranging from duplexes to quadplexes, with sizes between 525 sqm (5,651 sq ft) and 1,135 sqm (12,217 sq ft). These units will range from US$15 million (US$2,654 psf) to US$40 million (US$3,274 psf), setting a new benchmark for luxury residences.
Each apartment will have a “passion space” of 100 to 335 sqm (1,076 to 3606 sq ft) which can be accessed via private lifts and used as a private garage, making it ideal for storing and showcasing a car collection. Potential buyers do not necessarily have to own a Porsche car, but Ananda Development’s president and CEO Chanond Ruangkritya mentions that the company will review each buyer’s suitability.
Ruangkritya also notes that there is already a waiting list of high-net-worth individuals interested in owning a Porsche-branded trophy asset. As such, the tower will be officially launched for sale in several key cities including Singapore, Hong Kong, Taiwan, Abu Dhabi, and London.
With 174 parking spaces for just 22 apartments, or a ratio of 8 cars per unit, Porsche Design Tower Bangkok caters to car enthusiasts. The apartments will also feature fully-fitted kitchens and bathrooms designed by Porsche Design’s Studio F.A. Porsche, complete with customised handle-free doors and a selection of premium materials and furniture pieces.
Unique design elements of the tower include the “Loop”, an access ramp at the core of the building that allows owners to drive their cars directly to their private garage or “passion space”. The apartments will also have automated glass doors inspired by the “kinetic move” of the Porsche 911 Targa roof mechanism.
The building’s exposed steel pedestal exoskeletal structure, called the “X-Frame”, is modelled after the design of Porsche’s Mission R concept car, with the crown of the tower featuring the signature lighting design of Porsche sports cars.
Porsche Design Tower Bangkok will also offer luxurious amenities such as a 25-meter swimming pool, fitness centre, spa, social lounge, and business lounge. The project is expected to be completed by the end of 2028.
All apartments will be sold with freehold tenure, with a limitation for foreigners who are only allowed to own up to 49% of units in a condo. This means that the other half of the 22 units are only available to local buyers, making the exclusive tower even more coveted.
According to Ananda Development’s Ruangkritya, Bangkok has the highest concentration of luxury branded residences in Southeast Asia, with strong demand from high-net-worth individuals in the region. Aside from hotel-branded residences, fashion brands such as Bulgari and Versace also offer their own branded residences, and Porsche Design is joining the top-end residential market with this project.
For buyers, these branded residences offer the convenience of location and hotel-like services such as concierge, housekeeping, room service, and security. This makes it appealing for affluent individuals who are looking for a holiday home or second residence. As Jacqueline Wong, executive director of Hardington Private, a consultancy for ultra-high-net-worth individuals, notes, “if you’re an avid Porsche fan and have the means, the fact that it’s a Porsche Design Tower would appeal to you.”
