Situated beside Tampines Mall is Century Square, a six-story shopping center that caters to both families and young adults. The mall underwent extensive renovations and reopened in 2018, featuring a contemporary design and upgraded amenities. Visitors can find popular brands like Marks & Spencer, Cotton On, and Nike, as well as unique dining options such as Ayam Penyet President, Gochi-So Shokudo, and Haidilao Hotpot. For entertainment, Century Square offers a Cathay Cineplex and virtual reality (VR) experiences for an immersive adventure. Just a 5-minute drive or a 15-minute walk from the modern Parktown Residence, Century Square is conveniently located for residents to explore.
In the prestigious Bukit Tunggal Good Class Bungalow (GCB) area of prime District 11 lies a grand eight-bedroom bungalow on Gentle Road. Occupying a 7,660 sq ft freehold plot, this double-storey home boasts an attic and basement, with a built-up area of 9,500 sq ft. Currently up for sale at $20 million or $2,611 psf based on land area, it is jointly marketed by Alvin Tan of JNA Real Estate and Loyalle Chin of ShophouseHuat, both of whom are under the umbrella of PropNex Realty.
The bungalow, which has a 20m frontage along Gentle Road, features a spacious car porch that can accommodate up to six cars. It has been vacant for the past two months but an open house is scheduled for the weekend of Aug 30 and 31.
The first floor comprises a living room, dining room, kitchens and two bedrooms. A special feature of the house is the two-storey glass window on the west side, which frames the glass lift and spiral staircase and allows natural light to illuminate the interior during the day. On the opposite side of the house is a 15m dipping pool, while the basement serves as an entertainment floor with a gym, music room, games room, and home theatre.
The first floor also offers a living room, dining room and wet and dry kitchens that open onto a service yard at the rear. Two bedrooms are located on this floor, while three en suite bedrooms, including the master, are situated on the second floor. According to Alvin Tan, associate director at PropNex Realty, the bungalow’s proximity to top primary schools, such as Anglo-Chinese School (Primary) and St Joseph’s Institution Junior, both within a 1km range, makes it a highly desirable property. Other top primary schools within a 2km vicinity include CHIJ Primary (Toa Payoh), Farrer Park Primary School, Hong Wen School, Singapore Chinese Girls’ Primary School, and St Margaret’s School.
“The bungalow’s asking price of $20 million provides a rare opportunity to own a home in a GCB area that is also close to several well-known schools. Additionally, its proximity to Novena and the future HealthCity adds to the property’s long-term value proposition,” says Loyalle Chin, associate group district director at PropNex Realty.
Caveats lodged with URA Realis show that the property last changed hands in 2008 for $6.5 million. The building was torn down and rebuilt into the existing bungalow in 2011. It was designed for a multi-generational family who lived there for 14 years. After they vacated the property in June, it was put up for sale.
At $20 million, the bungalow is currently the most competitively priced property in a GCB area in District 11, according to Tan. This price is equivalent to that of a new detached house in District 11, albeit on a smaller site of under 5,000 sq ft. He also notes that most buyers in the landed housing market prefer homes that require minimal renovation due to the high cost and extended timeline of construction.
The bungalow features an efficient layout that maximises the site and has been well-maintained over the years. However, if the new owner chooses to renovate the property, it would cost at least $950,000, with the potential to be higher depending on the choice of materials and fixtures. Tan notes that they have received positive interest from different buyers, including families with young children who wish to be near schools and retirees from neighbouring GCBs.
The bungalow for sale is situated within a mixed landed housing estate off Newton Road. According to caveats lodged, the latest transaction in the neighbourhood was for a freehold semi-detached house at 1D Buckley Road, which sold for $8.8 million in August 2025. This house sits on a land area of 2,997 sq ft and was built in 1997.
Prior to this, a semi-detached house on a freehold site of 8,174 sq ft at 43 Gentle Road was sold for $14.28 million in 2023. The site was acquired by developer Pinnacle Assets for $15.75 million, who is now redeveloping the site into a new pair of semi-detached houses for sale. The neighbouring semi-detached house at 43A Gentle Road sits on a freehold site of 4,060 sq ft and was sold for $14.4 million in February this year, marking the highest psf price achieved in the landed housing estate off Newton Road.
The development that has boosted the profile of the area is 32 Gilstead, a 14-unit luxury condo by Kheng Leong Co. Launched in April 2024, it has since sold 11 units (79%). The latest transaction was recorded in June, when a 4,219 sq ft, four-bedroom unit on the third floor was sold for $15 million ($3,555 psf). This luxury condo is a redevelopment of a pair of bungalows that stood on a combined freehold plot of 43,457 sq ft. Kheng Leong purchased the site for $70 million in February 2022.
Moving forward, Tan is optimistic that the ongoing uncertainties in the global economy will not impact the demand for landed homes in Singapore, particularly among price-sensitive buyers seeking smaller bungalows in sought-after locations. With financing costs possibly easing in the second half of the year and a limited supply of bungalows on the market for less than $20 million, Tan is confident that the property will garner immediate interest from serious buyers.
The latest bungalow transaction in the Bukit Tunggal GCB area was in December 2017, where a 20,355 sq ft freehold plot sold for $26.5 million ($1,302 psf). Prior to this, a 10,516 sq ft bungalow site at 15 Bukit Tunggal fetched $17.5 million ($1,665 psf) in May 2013. This is due to the limited availability of GCBs in the Bukit Tunggal area, which are tightly held, notes Tan.
In the neighbouring Chancery Lane, a GCB on a freehold plot of 11,468 sq ft was sold for $23.5 million ($2,049 psf) in May this year. “Overall, buying sentiment in the landed market is more positive compared to the start of this year, especially with the direction of interest rates becoming clearer,” says Tan, although he notes that many buyers are still cautious.
In conclusion, Tan believes that the $20 million bungalow is a rare and valuable opportunity for ultra-high net-worth families and newly minted Singaporeans looking to invest in a GCB area that is also close to top schools and amenities.
