A three-storey corner terrace property located at Verde Grove in the Choa Chu Kang area has been sold before its scheduled auction. Sharon Lee, head of auction and sales at Knight Frank Singapore, confirms that the option to purchase has been issued to the buyer. The house was originally set to be auctioned off on Aug 21 by Knight Frank.

The property, previously a mortgagee sale with a guide price of $2.8 million, has found a buyer. It sits on a 2,661 sq ft plot, making the price per square foot $1,053 based on the land area. With a built-up area of 3,243 sq ft, the three-storey house also includes a roof terrace. The first floor has a living hall, dining hall, common bathroom, granny’s room, and yard area. The ground floor also has a driveway and car porch that can accommodate two to three cars.

The master bedroom, with a walk-in wardrobe, is on the second floor. Another bedroom with an en suite and dressing area is also located on this floor. The remaining two bedrooms, with an adjoining balcony and family hall, are on the third floor.

Lee believes that the property will attract interest from both upgraders and multi-generational families due to its generous land size. “It is a value buy as the property offers a sizable land plot, comparable to some semi-detached houses,” she adds.

This house is part of the Villa Verde landed development, which was completed in 2000 and comprises of 515 terraced units with land sizes ranging from 1,614 sq ft to 3,468 sq ft. Situated off Choa Chu Kang Drive in District 23, Villa Verde has various nearby amenities such as Choa Chu Kang Stadium, Choa Chu Kang Park, and shopping malls like Yew Tee Point, Lot One Shopping Mall, and Bukit Panjang Plaza. There are also four primary schools within 1km of the property: De La Salle School, South View Primary School, Tech Whye Primary School, and Yew Tee Primary School.

According to URA caveats, eight terrace houses at Villa Verde have been sold this year. The most recent transaction occurred on June 27, with a house on a 1,541 sq ft plot selling for $2.49 million ($1,616 psf). Other recent sales include a 1,517 sq ft terrace house that sold for $2.45 million ($1,615 psf) on May 26, and another house that changed hands for approximately $2.17 million ($1,614 psf) on May 15, based on its land area of 1,343 sq ft.
