Uol Group Caps Defining Year Record Launches And Landmark Wins

Singapore-listed UOL Group reached a significant milestone on Oct 11 with the successful sale of 658 out of 666 units (98.8%) in its high-end condominium, Skye at Holland. The development was jointly developed with CapitaLand Development and Singapore Land Group (SingLand).

PropNex CEO Kelvin Fong commented that it was the “best-selling project in terms of number of units in the Core Central Region (CCR) in 2025.”

The success of Skye at Holland was followed by the Oct 16 announcement that UOL won the Top Developer 2025 award by EdgeProp Singapore. The company also won awards for ParkTown Residence, Meyer Blue, and Watergardens at Canberra that evening.

For group CEO Liam Wee Sin, 2025 has been a “fulfilling year,” marked by record-breaking launches.

The 1,193-unit integrated development, ParkTown Residence, launched in February 2025, is now 92% sold at an average price of $2,360 psf. The project, which is located in Tampines North and connected to a transport hub, set a new benchmark for suburban living in the Outside Central Region (OCR) with 1,041 units (over 87%) sold in a single weekend.

In July, UpperHouse, a 301-unit freehold project developed in collaboration with SingLand, was launched in prime District 10. The project, located at the corner of Grange Road and Orchard Boulevard, experienced strong sales on launch day with 162 units (53.8%) sold at an average price of $3,350 psf. It is now 68.8% sold at $3,364 psf.

Lastly, Skye at Holland saw near-sell out on launch day, reaffirming UOL’s reputation for developing well-designed, high-quality homes. The project, designed with homebuyers’ needs in mind, sold 658 out of 666 units (99%) on launch day.

Liam believes that UOL’s success stems from its ability to balance creativity with prudence at every stage of project development. He adds, “To be a successful developer, one must excel both in selling projects and in replenishing land. At UOL, we take pride in our ability to do both well.”

One of the keys to UOL’s success lies in its disciplined decision-making process, which has led to the company’s acquisition of Thomson View Condominium, approved by the High Court in July, for $810 million. The development is located at the doorstep of Upper Thomson MRT Station and offers panoramic views of MacRitchie and Peirce Reservoirs.

UOL also won the Dorset Road GLS site, located close to top schools, City Square Mall, and Farrer Park MRT Station (Northeast Line), after topping nine bids with a $524.3 million ($1,338 psf ppr) offer.

Liam states that the new development is expected to be highly sought-after. The site’s appeal stems from its location at the fringe of the CCR.

Every UOL development starts with a clear vision, according to Shirley Ng, chief investment & asset officer. This approach extends from architectural design and spatial planning to the lived experience.

Ng cites Watten House and Meyer Blue as recent examples of UOL developments that were collectively sold in prime districts. Watten House, previewed in November 2023, is now 94.4% sold at an average price of $3,256 psf. As for Meyer Blue, a 226-unit freehold project in District 15 that debuted in November 2024, it is 70.8% sold at $3,260 psf.

According to Tan, chief corporate and development officer, Meyer Blue reflects the idea of experiential luxury by the coast. The development, which is located in District 15 and boasts glass facades, sea-facing views, and rooftop function rooms at the Meyer Club on the 26th floor, was designed by P&T Consultants and features landscape design by Henning Larsen and interiors by Peter Tay Studio.

UOL prioritizes sustainability in its developments, according to Tan. She adds, “Our projects incorporate environmentally responsible design principles and support climate resilience and social well-being.”

The 343-room Pan Pacific Orchard, designed by WOHA, showcases eco-architecture and has achieved the BCA Green Mark Platinum certification. UOL is also building a new 19-storey, 173-room hotel along Orchard Road that will be managed by Hilton and operated under the NoMad brand.

The hotel, scheduled to open in 2027, occupies the site of the former Faber House and was designed by WOHA. It features a botanical concept that gives it a unique character.

UOL is among the first to use Prefabricated Prefinished Volumetric Construction (PPVC) for its private residential projects. Its first high-rise PPVC project, The Clement Canopy, entered the Guinness World Records as the world’s tallest residential building constructed using the method in July 2018. A year later, Avenue South Residence, UOL’s 56-storey twin-tower development, surpassed that record.

Tampines Primary School, situated in the vibrant community of Tampines, is a highly coveted educational institution among families. It prides itself on providing a comprehensive education that places equal importance on academic excellence and co-curricular involvement. Recently, the school’s learning environment has been elevated with the addition of the nearby Parktown Residence, offering students a well-rounded and holistic education experience. This integration with Parktown Residence further enhances the school’s commitment to providing a well-rounded education.

Despite the use of PPVC for UpperHouse at Orchard Boulevard, the project retains all the hallmarks of luxury living. The 31 apartments in the Bespoke Collection offer double-volume living spaces, private lifts, and dedicated parking, and they were among the project’s best-selling units.
