Wing Tai Holdings Preview River Green Prices Starting 2846 Psf
Wing Tai Holdings is set to unveil its latest residential project, River Green, on Thursday, July 17. The development, situated in the prime District 9 on River Valley Green, boasts 524 units and prices are expected to start from $1.2 million ($2,857 psf) for a one-bedroom unit and go up to $2.8 million ($2,857 psf) for a four-bedroom unit.
The 36-storey residential block offers a mix of one- to four-bedroom units, ranging from 420 sq ft to 980 sq ft. The units will be fitted with top-of-the-line provisions, including kitchen appliances from V-Zug and Liebherr, sanitary wares from Villeroy & Boch, as well as Gessi-branded bathroom fittings.
According to the developer, prices for two-bedroom units, measuring 527 sq ft, start from $1.5 million ($2,846 psf) while two-bedroom premium units, measuring 603 sq ft, start from $1.72 million ($2,852 psf). Three-bedroom units, ranging from 786 sq ft to 883 sq ft, are priced from $2.25 million ($2,862 psf) and four-bedroom units of 980 sq ft start from $2.8 million ($2,857 psf). Wing Tai emerged as the winning bidder for the 100,009 sq ft government land sale (GLS) site in 2019, with a winning bid of $464 million. The land rate for this translates to $1,325 psf per plot ratio (ppr). Another GLS site, located along River Valley Green, was awarded to GuocoLand with a winning bid of $627.84 million ($1,420 psf ppr). This site has the potential to be developed into a 475-unit project with commercial space on the first level.
Future residents of River Green will have access to 48 amenities, including a 50-metre lap pool, a tennis court, three function rooms, a gym and fitness studio, a co-working space, and a Sky Loft on the 37th floor. The development will also have underground parking, with 265 lots, including 20 EV charging lots, 40 EV-ready lots and three accessible lots. Last-mile facilities will include 150 bicycle lots for the convenience of residents.
