Wing Tai Launches River Green 2846 Psf %E2%80%94 First New Ccr Condo River Valley 2021

Mainboard-listed property developer, Wing Tai Holdings, recently unveiled its latest residential project, River Green, on July 17. Located at the River Valley Green, the development is situated next to the Great World MRT Station, on the upcoming Thomson-East Coast Line (TEL).
Sales for River Green are set to commence on August 2, with the preview period beginning from July 17.
Positioned in the prime District 9 of the Core Central Region (CCR), the 99-year leasehold project features a 36-storey residential tower with a rooftop terrace on the 37th floor. The development was designed by P&T Consultants, with STX Landscape Architects as the landscape designer.
Wing Tai has revealed that River Green is the first private residential development in Singapore to obtain the BCA’s Green Mark Platinum Super Low Energy certification, attaining all five sustainability badges in the process, including health and wellbeing, whole life carbon, maintainability, resilience, and intelligence.

Wing Tai has confirmed that the unit sizes at River Green are made to be efficient, in order to keep prices within the budget of local homebuyers.
Kelvin Fong, CEO of PropNex, has noted that River Green is the first major new launch in the River Valley area since the debut of Irwell Hill Residences, a 540-unit project, in April 2021.
On the same day, July 17, another project, Promenade Peak, by Allgreen Properties, was also launched for preview. Promenade Peak, a 596-unit project, is located at Zion Promenade, District 3 of the RCR. Despite being in different districts, the two projects are situated near one another.
Two days later, on July 19, The LakeGarden Residences, a 306-unit 99-year leasehold project by Wing Tai, was also launched for preview. The project is located on Yuan Ching Road in the Jurong Lake District. Since its launch in August 2023, the project has sold more than 75% of its units.
Wing Tai and GLS
Wing Tai has been aggressively bidding for prime residential sites under the Government Land Sales (GLS) programme. In March 2023, it secured the River Valley Green (Parcel A) site, with the highest of two bids at $464 million, or $1,325 per square foot per plot ratio (ppr).

In March 2025, GuocoLand won the River Valley Green (Parcel B) site, with the highest bid of $627.84 million, or $1,420 ppr. Parcel B was subsequently awarded to GuocoLand, as mentioned.
Mark Yip, CEO of Huttons Asia, said that developers should feel confident about the River Valley area, given the positive changes made to it in recent years.
River Green’s Sustainable Credentials and Facilities
Providing eco-conscious buyers and families with a healthier living environment, River Green features a 50-metre lap pool, tennis court, gym, three function rooms, co-working space, barbecue and garden pavilions, as well as a Sky Loft with bar facilities on the 37th floor. A sheltered linkway connects the condominium directly to the Great World MRT Station and the adjoining shopping mall.
Besides, River Green’s land size of 160,713 square feet and a total of 524 units means that each unit is more likely to enjoy unblocked views. In other words, Wing Tai anticipates that the solar panels on the roof will generate ample energy to power all common areas. The basement car park spans multiple levels and can accommodate 265 vehicles, including 40 electric vehicle (EV) ready lots and 20 equipped with EV charging stations.
Efficient Layouts and Accessible Pricing
The unit mix at River Green comprises one- to four-bedroom units, ranging from 420 to 980 square feet. Units come equipped with premium appliances from V-Zug, Liebherr, bathroom fittings from Gessi and sanitaryware from Villeroy & Boch.
The most popular configuration at River Green is the two-bedroom units which make up more than half (53%) of the development. Sizes for these units range from 527 to 657 sq ft for typical layouts and two-bedroom units plus study units, respectively. Three-bedroom units (20%) are from 786 to 883 sq ft, while One- and one-bedroom plus study units (20%) are 420 and 452 sq ft, respectively. Four-bedroom units (7%) are at 980 sq ft.
The indicative prices for the units are as follows:
• One-bedders: From $1.2 million ($2,857 psf)
• Two-bedders: From $1.5 million ($2,846 psf)
• Two-bedroom premium: From $1.72 million ($2,852 psf)
• Three-bedders: From $2.25 million ($2,862 psf)
• Four-bedroom: From $2.8 million ($2,857 psf)
Stacey Ow Yeong, head of marketing at Wing Tai Property Management, has mentioned that the company had aimed to keep prices within the budgets of local buyers. She noted that most young buyers in the CCR tend to have affordability ranges of $2 million to $3 million, often with parental support. Thus, Wing Tai has successfully balanced the spaciousness and efficiency of each unit, thus making it easier for buyers to consider purchasing a CCR unit.
Marcus Chu, CEO of ERA Singapore, has noted that Wing Tai’s pricing strategy should appeal to aspiring local homebuyers. He believes that the lower prices at River Green, when compared to other projects in the RCR, should encourage more buyers to consider a place in the CCR.
Mohan Sandrasegeran, head of research and data analytics at SRI, has noted that the River Green’s green credentials could appeal to younger, eco-conscious buyers and families seeking a healthier living environment.
River Valley Supply and Demand
Christine Sun, chief researcher and strategist at Realion Group, has estimated that four new launches in the River Valley area in the second half of 2025 will offer 2,175 units to the market. These developments include River Green, Promenade Peak, Robertson Opus, and Zyon Grand, a 706-unit joint venture between City Developments and Mitsui Fudosan (which also includes 373 long-stay serviced apartments).
There are also a few other developments in the pipeline, including GuocoLand’s upcoming development with 455 units on Parcel B, and another with 470 units on Parcel C (which is currently on the reserve list). From these developments, Sun has estimated that the total forthcoming supply in the precinct could be around 3,100 units.
PropNex’s Fong revealed that River Green should appeal to a similar buyer profile as Promenade Peak, with a mix of investors and homeowners, including HDB upgraders from Havelock, Tiong Bahru, Redhill, Henderson, and Telok Blangah.
However, Fong also acknowledged that the successive launch of so many new projects over a short period could bring about concerns of oversupply. This is why, for Fong, River Valley’s appeal lies in the amenities that surround it, including five primary schools within 2 km of River Green.
ERA’s Chu has argued that the consistent launch of new projects does not necessarily lead to an oversupply. According to him, we have seen this trend in places like Pasir Ris Grove, Punggol, and most recently, Lentor Hills, where take-up rates have remained relatively healthy. Each project launched in the River Valley-Zion Road corridor can appeal to different segments based on buyer preferences, lifestyle, and budget.
As such, the new projects at The LakeGarden Residences, Promenade Peak, River Green by Wing Tai Holdings, and Robertson Opus by Frasers Property and Sekisui House, can offer buyers more options to choose from. Moreover, healthy competition between developers could lead to further value enhancement and more competitive pricing or incentives, according to Sandrasegeran.
