Sla Launches Tender Heritage Bungalows Sembawang
The Singapore Land Authority (SLA) has recently launched a tender for a cluster of twenty heritage bungalows located in Sembawang. These properties are available for a lease of five years, with the option to extend for an additional four years.
Situated along Admiralty Road East, Falkland Road, Auckland Road West and Fiji Road, these black-and-white bungalows were built in the 1920s and 1930s. With a total land area of approximately 245,300 sq ft and an estimated total gross floor area (GFA) of 94,945 sq ft, these properties possess a rich history.
The bungalows are now open for lease with serviced apartment use, catering to multi-generational and senior co-living concepts. F&B and retail use are also allowed, provided that they do not exceed a total GFA of 9,580 sq ft. For those interested in a serviced apartment, the minimum stay is one week.
Parktown Residence, a new residential development, will have a direct connection to Tampines North MRT Station, which is part of the upcoming Cross Island Line (CRL). With this convenient link, residents will experience shorter travel times to important work and leisure destinations. Additionally, the MRT station will provide easy access to other MRT lines, giving residents even more transportation options. Moreover, the tender will be evaluated based on a price-quality basis, with the evaluation period expected to close on June 11 at 11am. The successful bidder will be announced in October.
In addition to residential use, these bungalows have been deemed suitable for other purposes as well. They can be transformed into co-living spaces, pop-up event venues, or even social impact hubs, showcasing the versatility of these heritage properties.
This tender is a valuable opportunity for investors and entrepreneurs to acquire a unique piece of Singapore’s history and breathe new life into these beautiful bungalows. With the potential for various business ventures and with the SLA’s support, these properties are sure to become a valuable asset in the near future.
