Three Bedder Trillium Sold 17 Mil Profit

During the week of Aug 6 to Aug 13, the sale of a three-bedroom-plus-study unit at The Trillium has recorded the highest profit among condo resale transactions. The unit, which measures 1,798 sq ft on the sixth floor, was sold for $4.7 million ($2,615 psf) on Aug 12. This reflects a capital gain of 57% for the seller, who held the unit for about 17 years. The seller had initially bought the unit in June 2007 from the developer at $2.986 million ($1,661 psf). This marks the sixth most profitable resale deal at The Trillium.

According to caveats lodged, the highest profit made on a resale transaction at The Trillium was from the sale of a 2,390 sq ft, four-bedroom unit that was sold for $7.1 million ($2,971 psf) in December 2022. The seller had initially bought the unit as a new unit in April 2007 for $4.17 million ($1,745 psf), netting a gain of $2.9 million on the deal.

The Trillium is a freehold condo located on Kim Seng Road in District 9. It is situated right across from Great World City and comprises 231 units. The condo was completed in 2010 and is conveniently adjacent to the Great World MRT Station on the Thomson-East Coast Line. The development boasts three towers with a mix of two-bedroom-plus-study units measuring 1,400 sq ft, three-bedroom-plus-study units at 1,798 sq ft, four-bedders at 2,218 sq ft, and five-bedders at 2,390 sq ft. Additionally, there are six penthouses ranging in size from 5,532 sq ft to 5,737 sq ft.

The resale market at The Trillium has remained lucrative this year, with all five other transactions so far being profitable resale deals. The units sold ranged between 1,400 sq ft to 2,217 sq ft and fetched prices ranging from $3.3 million to $5.45 million. Sellers pocketed capital gains between $750,000 and $1.37 million.

The second most profitable condo resale transaction recorded during the week in review occurred at Botannia. The unit sold was a four-bedroom apartment measuring 1,561 sq ft which fetched $2.68 million ($1,717 psf) on Aug 8. The seller had initially bought the unit as a new unit in July 2007 for $1.09 million ($698 psf). This means that they made a profit of $1.59 million, translating to a capital gain of 146% for the seller. They had held on to the unit for 17 years.

The latest resale of a 1,561 sq ft unit at Botannia fetched $2.68 million ($1,717 psf) on Aug 8, which was a profit of $1.59 million. Botannia is conveniently located on West Coast Park, off West Coast Road in District 5. It is a leasehold development that was completed in 2009 and has a tenure of 956 years. It is made up of 11 blocks, each standing at 12 storeys tall. The condo houses two-bedroom units measuring between 804 sq ft to 1,163 sq ft, three-bedroom units at 1,163 sq ft to 1,636 sq ft and four-bedroom units at 1,518 sq ft to 3,380 sq ft. Property hunters can also scout for penthouses between 2,637 sq ft and 2,723 sq ft.

Meanwhile, the most unprofitable condo resale deal recorded during the week in review was at Mon Jervois. This was the sale of a 1,496 sq ft, three-bedroom unit that was sold for $2.8 million ($1,871 psf) on Aug 8. The seller had initially acquired the unit in July 2013, which was a first-floor unit from the developer at $3.217 million ($2,150 psf). Therefore, they had incurred a loss of $417,000 (13%) after holding onto the unit for almost 11 years.

Located at Jervois Road in prime District 10, Mon Jervois is a condo with 109 units that were completed in 2016. The leasehold development has five low-rise blocks, with one- to four-bedders measuring between 614 sq ft to 1,981 sq ft. The condo also houses two- to four-bedroom penthouses sized between 1,475 sq ft and 3,003 sq ft.

The recently sold unit at Mon Jervois remains the first apartment to change hands in almost a year. The last resale transaction to occur at the condo was the sale of a 1,389 sq ft, three-bedroom condo for $2.6 million ($1,872 psf) on Aug 30, 2023. The seller had initially bought the property for $3.3 million ($2,377 psf) in November 2017. They suffered a loss of $700,000, which was the biggest loss recorded on a resale transaction so far, based on caveats lodged.
