According to Joy Tan, executive director of auction and sales at Edmund Tie, the house was built 23 years ago and has remained largely in its original condition. However, Tan also points out that redeveloping the property could allow for a new 3½-storey home, maximizing the allowable built-up area. She believes that redeveloping the property offers the new owner more flexibility in designing a home that caters to their lifestyle and living needs.

The surrounding area is primarily made up of two- and three-storey detached and semi-detached houses. This charming enclave is next to Ang Mo Kio Avenue 1 and Lorong Chuan. While the semi-detached house for sale is located near Lorong Chuan, the plot itself is situated above the road, providing a sense of privacy.

The most recent transaction in the area was for a 1,680 sq ft semi-detached house at Li Hwan Terrace, which sold for $3.5 million ($2,083 psf) in April.

Other similar landed properties that have been sold in the vicinity this year include a 2,016 sq ft intermediate terraced house at Mei Hwan Crescent, which was sold for $4.3 million ($2,133 psf) in February, and a 1,678 sq ft intermediate terraced house at Li Hwan Place that fetched $3.52 million ($2,098 psf) in January.

In November last year, a house adjacent to the property for sale was purchased for $4.7 million. This property sits on a 3,621 sq ft plot, which translates to a land rate of $1,298 psf. Another semi-detached house, measuring 3,926 sq ft at Li Hwan View, was also sold in November 2021 for $5.28 million ($1,344 psf).

According to Tan, it is rare to find a freehold landed property that is suitable for redevelopment in the Golden Hill and Serangoon Gardens area. She adds that the appeal of this site is further enhanced by its location on a cul-de-sac and its close proximity to various amenities and schools, making it a highly sought-after option for prospective landed homeowners.

The Golden Hill estate is situated near numerous amenities and dining options, such as the Serangoon Gardens Market on Serangoon Garden Way, Chomp Chomp Food Centre on Kensington Park Road, and myVillage shopping mall on Maju Avenue.

Moreover, this property is likely to attract families with school-age children as it is within 1km of four primary schools: CHIJ Our Lady of Good Counsel on Burghley Drive, St Gabriel’s Primary School on Lorong Chuan, Yangzheng Primary School on Serangoon Avenue 3, and Zhonghua Primary School on Serangoon Avenue 4.

Nearby shopping malls include Nex, which is connected to Serangoon MRT Station on the North East Line and Circle Line. The closest MRT station to this semi-detached house for sale is Lorong Chuan on the Circle Line, located approximately 400m away.
