Freehold Four Bedroom Duplex Verdure Going 338 Mil

This four-bedroom duplex with a floor area of 1,733 sq ft, located in the freehold condo Verdure on Holland Road, will be put up for auction by ERA on July 25. The unit, which is situated on the ground floor, will have a guide price of $3.38 million, translating to a rate of $1,950 per square foot.

Previously sold by its owner, this will be the second time the property will be available for sale through auction. It will be sold without any occupants.

The unit had previously been listed at ERA’s auction last month, but it was withdrawn as there were no bidders at the guide price.

The entrance to the unit can be accessed through a private lift lobby on the upper floor of the duplex. This level consists of a dry and wet kitchen, a living and dining area, an en suite master bedroom, two additional bedrooms, and a common bathroom. The lower floor comprises an en suite bedroom with access to an outdoor terrace.

According to URA caveats, the unit was purchased for $2.53 million ($1,457 psf) in January 2021. Only one resale unit has been sold at Verdure so far this year. A three-bedroom penthouse spanning 1,744 sq ft on the fifth floor was recently sold for $3.55 million ($2,036 psf) on March 1.

The development also recorded one resale transaction in 2023, where a two-bedroom unit measuring 1,066 sq ft on the third floor was sold for $1.97 million ($1,849 psf) in August that year.

Kenny Neo, senior advisory group division director at ERA and the marketing agent, says that the owners of the property to be auctioned are looking to upgrade and wish to sell their current property to fund the purchase of their next home. As such, they are motivated to find a buyer quickly.

Neo says that the guide price of $3.38 million or $1,950 psf is a reflection of the property’s value at a competitive price. He also adds that the unit has attracted interest from several potential buyers, including families who appreciate the spacious layout, which features a master bedroom, two rooms for children, and an additional room for entertainment or use as a home office.

The development is also located next to the Holland Park Good Class Bungalow Area and is close to the F&B and lifestyle hubs of Holland Village and Dempsey Hill.
