A four-bedroom unit at Yong An Park has sold for a record price per square foot (psf) at the freehold condo, setting a new benchmark for the development.
The 3,434 sq ft unit on the 15th floor was sold for $9.1 million ($2,650 psf) on Sept 25, making it the highest psf price for a resale unit at Yong An Park. It surpasses the previous record of $2,505 psf set last August when another four-bedroom unit on the 13th floor was sold for $8.6 million. This is the first time a resale unit at Yong An Park has crossed the $2,500 psf threshold.
However, in terms of absolute price, the most expensive resale unit at Yong An Park is a 6,878 sq ft penthouse on the 25th floor, which was sold for $15 million ($2,181 psf) on Feb 20. The previous record was held by a 7,718 sq ft unit on the ground floor that changed hands for $14.1 million ($1,824 psf) in May 2023.

Completed in 1986, Yong An Park is a 288-unit condo on River Valley Road in prime District 9. The development comprises one- to four-bedroom units ranging from 1,023 sq ft to 3,778 sq ft, three- to five-bedroom penthouses measuring 3,466 sq ft and 6,878 sq ft, as well as a collection of six-bedroom strata-titled townhouses. It is located next to River Valley Primary School and the Great World MRT Station, providing residents with easy access to the Thomson-East Coast Line and Great World City shopping centre.
In the same district, three new projects have recently been launched: Zyon Grand, River Green and Promenade Peak. Wing Tai launched River Green over the weekend of Aug 2-3, selling 460 out of 524 units (88%) for an average price of $3,130 psf. At another luxury condo, The Makena, a two-bedroom unit was sold for $2.25 million ($2,431 psf) on Sept 29. This sets a record psf price at the freehold condo, surpassing the previous record of $2,242 psf when a 1,744 sq ft three-bedroom unit was sold on March 25. Completed in 1998, The Makena comprises 504 units and has seen a steady increase in prices over the years, with the latest transaction registering at $2,050 psf, compared to $1,570 psf in October last year.
Only one transaction for the week of Sept 23-30 set a record low psf price. The sale of a two-bedroom unit at The Reef at King’s Dock set a new record when it transacted for $1.47 million ($1,666 psf) on Sept 26. The previous record was held by a sale of a 1,163 sq ft unit for $2.32 million ($1,995 psf) in June this year.
The Reef at King’s Dock is the latest addition to the four condos in Keppel Bay, District 4. It was fully sold in September last year after launching earlier in 2021. Prices have since moderated, from a high of $2,600 psf in December 2023 to $2,580 psf at the end of Sept this year.
