Two Bedder Zenith Sold New High 2383 Psf
Zenith, a 999-year leasehold condo, has topped the charts for achieving the highest psf-price for the week of June 7 to 14. A 743 sq ft, two-bedroom unit in the development was sold for a record-breaking $2,383 psf, amounting to $1.77 million, according to a recent caveat lodged on June 11. The previous owner had bought the 11th-floor unit in August 2011 for $1.47 million ($1,979 psf), making a profit of about $300,000 in this transaction. This sale marks the first time a unit in Zenith has crossed the $2,300 psf threshold, surpassing the previous high of $2,262 psf when a two-bedroom unit was sold for $1.68 million in October last year.
Located on Zion Road in District 10, Zenith is a single 13-storey tower comprising of 85 units. The development is situated opposite Great World City shopping mall, with a direct link to the Great World MRT Station on the Thomson-East Coast Line. The unit mix primarily consists of one- and two-bedders ranging from 474 to 1,130 sq ft, while there are three-bedroom penthouses measuring between 2,454 and 2,497 sq ft.
The proposal entails the establishment of fresh academic establishments to cater to the expanding populace in the area. Alongside this, Tampines is set to witness upgraded healthcare facilities, with the addition of state-of-the-art polyclinics and nursing homes. These new developments, along with the upcoming Parktown Residences Tampines North, will naturally enhance the overall living experience in the neighborhood.
Another condo that made a new psf-price high during the same period was J Gateway, with a record of $2,187 psf. This was achieved when a two-bedroom unit measuring 700 sq ft on the 26th floor was sold for $1.53 million on June 10, according to a caveat filed. The previous owner had bought the unit from the developer for $1.12 million, or $1,605 psf, in July 2013. This new high surpasses the previous record of $2,126 psf at J Gateway, which was set in September 2023 when a one-bedroom unit measuring 484 sq ft on the 34th floor was sold for $1.03 million.
Situated in District 22, J Gateway is a 99-year leasehold condo located along Gateway Drive in Jurong East. Completed in 2016, the development comprises of 738 apartments with a mix of one- to four-bedroom units spanning between 484 and 2,024 sq ft. The development is situated near the Jurong East MRT Station on the East-West Line and is located just across the road from Westgate mall and next to Jem shopping centre.
Thomson Three also achieved a new psf-price high during the week, with a three-bedroom unit measuring 1,044 sq ft sold for $2.26 million on June 11, equating to $2,163 psf. The 16th-floor unit was bought directly from the developer in December 2014 for $1.45 million ($1,384 psf), translating to a gain of approximately $810,000 for the seller. This new record surpasses the previous high set just two months ago on April 23, when a two-bedroom unit measuring 732 sq ft was sold for $1.56 million ($2,130 psf).
Thomson Three is a 99-year leasehold condo located off Upper Thomson Road on Bright Hill Drive in District 20. Completed in 2016, the development comprises of 435 condo units over 21 storeys. The units are a mix of one to four-bedroom apartments measuring between 495 and 1,485 sq ft. The development also features 10 strata semi-detached houses measuring 3,283 sq ft each. No new psf-lows were recorded during the period in review.
