Sustained Land Preview Sen Upper Bukit Timah Prices 2199 Psf
The tender for the De Souza Avenue site in District 21, which closed in July 2024, only received two bids. The top bid was from Sustained Land, a Singapore-based developer led by Douglas Ong, in collaboration with Ho Lee Group and Greatview Development. They paid $278.9 million, or $841 per square foot (psf) per plot ratio (ppr), for the 99-year leasehold site located near Jalan Jurong Kechil in the Upper Bukit Timah area.
Vincent Chew, director of Sustained Land, stated that the site provides an excellent opportunity to create a landmark development that combines nature and connectivity. The new project, named The Sen, is located next to Bukit Batok Nature Park and near Bukit Timah Nature Reserve, with other parks such as Hindhede Nature Park, Rifle Range Nature Park, and Dairy Farm Nature Park in the vicinity.
Mark Yip, CEO of Huttons Asia, noted that the emphasis on health and wellness has increased in recent years, with the desire to live near greenery or a nature reserve gaining popularity. Kelvin Fong, CEO of PropNex, also mentioned that the project’s proximity to Beauty World MRT Station and nearby malls such as Bukit V Mall, The Rail Mall, and HillV2 is a major selling point.
The Sen is targeted for preview on October 31, with the official launch scheduled for November 15. The development comprises 347 units across five 10-storey blocks, with three blocks featuring one- to three-bedroom units and two blocks offering larger three-bedroom-plus-study and four-bedroom-plus-study units.
The Classic blocks, housing one- to three-bedroom units, make up 77% of the development, with nine units per floor. On the other hand, the Prestige blocks are made up of larger units, accounting for 23% of the units, with just four units per floor. Indicative prices start from $993,900 for a one-bedroom unit, $1.499 million for a two-bedroom unit, and $1.936 million for a three-bedroom unit. The Prestige units start from $2.899 million.

According to Chew, a lot of thought has been put into creating a development that offers value for money. The project is designed by AGA Architects and features landscaping by Ecoplan Asia. The Sen is a wellness-centric, tropical resort-inspired enclave with earth tones chosen for the façade to complement the surrounding greenery.
The development boasts a 50m lap pool, family and children’s pools, a clubhouse, lounges, and a tennis court on the landscaped deck. The Classic blocks also have sky gardens on their rooftops, while the Prestige units feature Miele kitchen appliances, Laufen bathroom fittings, and compressed marble flooring in the living and dining areas. All homes are north-south oriented and come with a ceiling fan in the living room. The project has also achieved BCA Green Mark Platinum certification, with the rooftops fitted with solar panels to reduce energy consumption.
The development will also include an on-site childcare center, as per the GLS conditions. Sustained Land’s Chew expects The Sen to attract HDB upgraders and empty nesters from nearby landed housing estates, along with young families drawn to the proximity to good schools and greenery.
According to Ng Hoe Theong, director of AGA Architects, Sustained Land’s win at the De Souza Avenue site marks their first GLS acquisition since 2015, when they jointly acquired a site at Potong Pasir with MCC Land. Their recent projects, such as 3 Cuscaden, One Meyer, Coastline Residences, and Sky Everton, have all been fully sold.
Given its address, PropNex’s Fong estimates the average selling price to be around $2,400 psf. The Bukit Timah area remains a desirable place to live due to its blend of nature, good schools, and a variety of F&B options, making The Sen a highly sought-after development.
