The Ladyhill, a freehold condo in prime District 10, recorded the highest psf-price transaction between May 3 to 10. On May 7, a 2,271 sq ft three-bedroom unit on the third floor was sold for $7.23 million, equating to a record-breaking $3,182 psf.

This price is 5.4% higher than The Ladyhill’s previous record of $3,019 psf, set in April 2023 for a 2,411 sq ft three-bedroom unit on the second floor.
The unit sold on May 7 was previously purchased for $5.2 million in June 2009, resulting in a profit of about $2.03 million for the seller, based on URA caveats.
The Ladyhill, completed in 2002, comprises 55 units with three- and four-bedroom apartments between 2,239 sq ft and 3,875 sq ft. Designed by SCDA Architects, it is located along Lady Hill Road in prime District 10.
Another development that saw a new psf-price high during the review period is The Continuum. On May 5, the developer sold a 721 sq ft two-bedroom unit on the 17th floor for $2.18 million, translating to $3,023 psf.
This transaction surpassed The Continuum’s previous record of $3,016 psf, achieved last November for a 1,905 sq ft five-bedroom unit on the 17th floor.
According to URA caveats, 341 units (41%) at The Continuum, a 816-unit freehold condo in District 15, have been sold since the project’s launch in May 2023. Prices of units sold in the past 12 months averaged $2,781 psf.
On the other hand, The Myst, a 408-unit condo in District 23, recorded a new psf-price low during the period in review. On May 3, a 1,163 sq ft three-bedroom unit on the first floor was sold for about $2.2 million, or $1,896 psf.
This transaction was lower than The Myst’s previous psf-price low of $1,897, achieved by two identical 1,033 sq ft three-bedroom units on the same stack that were sold on March 4 for $1.96 million each.
The Myst, a 99-year leasehold development, comprises one to five-bedroom units ranging from 517 sq ft to 1,690 sq ft. It is expected to be completed in 2029.
