Clementi’s growth story: The next chapter with Faber ResidenceIs it a Good Deal?: $830,000 for a five-room flat in Clementi Faber Residence, a 399-unit residential development jointly developed by GuocoLand, Hong Leong Holdings and TID, will be showcased on October 3. The low-rise development at Faber Walk in District 5 will offer units at starting prices of $1,995 per square foot.Jointly developed by GuocoLand, Hong Leong Holdings, and TID, Faber Residence is situated on a 277, 663 square foot site in District 5. Composed of nine 5-storey residential blocks, the development boasts a mix of two- to five-bedroom units.Indicative starting prices are as follows:$1.29 million ($1,997 psf) for a two-bedroom unit spanning 646 square feet$1.59 million ($1,995 psf) for a three-bedroom unit spanning 797 square feet$2.39 million ($2,136 psf) for a four-bedroom unit spanning 1,119 square feet$3.19 million ($2,148 psf) for a five-bedroom unit spanning 1,485 square feet. The development will offer a total of 199 three-bedroom units ranging from 797 to 1,033 square feet, making up half of the total units. There will also be 80 (20%) two-bedroom units spanning 646 square feet, 100 (25%) four-bedroom units ranging from 1,119 to 1,270 square feet, as well as 20 (5%) five-bedroom units spanning 1,485 square feet. Faber Residence was awarded to the GuocoLand-led joint venture through a government land tender after submitting a winning bid of $349.858 million ($900 per square foot per plot ratio) in November of last year.Cheng Hsing Yao, Group CEO of Guocoland, shared during a media briefing on September 30 that the site’s location along the Sungei Ulu Pandan river and its proximity to the neighbouring low-rise landed estate on Faber Walk were major draws for the developer. “Faber Residence is situated in the rare riverfront and landed enclave in Clementi, making it especially attractive to homeowners and investors due to its proximity to numerous established educational institutions and job centres,” he said. Some of the units will offer stunning riverfront views, while others will overlook the wide landscaped courtyards between blocks. The spaces between the buildings are generously spread out at a minimum of 20 meters, exceeding the height of the 19-meter-high buildings. “GuocoLand’s design for Faber Residence takes into consideration the neighbouring landed estate while seamlessly incorporating the lush surroundings,” says Mohan Sandrasegeran, head of research and data analytics at SRI. He also points out that previous new projects in Clementi have been high-density developments, such as the 716-unit Whistler Grand on West Coast Vale. “We believe there will be a lot of interest from buyers drawn to the low-rise landed-inspired offerings at Faber Residence,” he adds. The project is within one kilometer of Nan Hua Primary School, while other schools and educational institutions in the area include Pei Tong Primary School, Clementi Town Secondary School, Singapore Polytechnic, Ngee Ann Polytechnic, and the National University of Singapore (NUS). Major business hubs in the area include International Business Park at Jurong Town Hall Road, the one-north precinct, and the upcoming Jurong Lake District (JLD). Faber Residence will be a 10-minute walk from the future Jurong Town Hall MRT Station on the Jurong Region Line, which is expected to be operational in 2028. Faber Residence is scheduled for completion in 2029. The development is also just four bus stops away from Clementi MRT Station on the East-West Line, which will become an interchange when the future Cross Island Line (CRL) is completed in 2030. Its residents will have direct access to the Ulu Pandan Park Connector, which runs alongside Sungei Ulu Pandan and within the Clementi Nature Corridor. The Rail Corridor, as well as the future Clementi Nature Trail and Old Jurong Line Nature Trail, will be within reach for residents. “The Faber Walk residential estate is known for its mix of landed homes and a strong catchment of HDB upgraders in Clementi and other HDB towns in the West,” says Lee Sze Teck, senior director of data analytics at Huttons Asia. Close to Faber Residence is the 1,468-unit Parc Clematis at Jalan Lempeng. The 99-year leasehold project launched in August 2019 with prices starting from $1,550 psf and is set to be completed in 2023. According to a compilation of caveats by EdgeProp Singapore, the average price at Parc Clematis is around $2,120 psf. Eugene Lim, key executive officer at ERA Singapore, says that the size and layout of units at Faber Residence will appeal to owner-occupiers, such as couples and families with young children who may have parents living in the nearby landed estate. Lim expects the positive sentiment in the new launch market to continue over the next two months as buyers turn out in force before the year ends. “Each of the upcoming new projects are in different areas and appeal to different types of buyers,” he says.
