Freehold Condo 1919 Hits New Psf Price High 2555
Renowned freehold boutique development, 1919, has achieved a new record of $2,555 psf for a resale unit in just one week. This milestone was reached when an 861 sq ft, two-bedroom plus study unit was sold for $2.2 million on 24th June.
Located at 110 Sophia Road in prime District 9, 1919 is a project by Aurum Land that was launched in 2012. Designed by Park + Associates, the condo’s architecture is a celebration of the charming black-and-white bungalows and traditional shophouses with five-foot roofed walkways.
This new record surpasses the previous high of $2,445 psf, set in November 2024 when an 818 sq ft, two-bedroom unit on the first floor was transacted at $2 million.
According to EdgeProp Singapore’s compilation of resale caveats, the average resale price at 1919 has rebounded since its lowest point in 2018 when prices fell to $1,955 psf. Presently, EdgeProp estimates that the average price at 1919 has risen to about $2,290 psf.
Compared to other freehold condos in the Sophia Hills residential enclave, 1919 commands a relatively higher average resale price. For instance, Parc Sophia, a 152-unit development off Sophia Road has units that typically transact at $1,750 psf while Sophia Lodge, a 15-unit development on Sophia Road has resale prices at about $1,630 psf.

On the other hand, new freehold projects like Orchard Sophia, which lies next to 1919, have the highest average price of $2,960 psf. Launched for sale in 2023, Orchard Sophia is about 63% sold to date.
In Addition, The Loft, a 99-year leasehold development at 22 Nassim Road has set a new psf-price high of $2,378 psf in the same week. This was achieved when a 1,346 sq ft, two-bedroom unit on the third floor sold for $3.2 million on 26th June. This new record slightly surpasses the previous high of $2,362 psf, set in November 2023 when a 753 sq ft, one-bedroom unit was sold for $1.78 million.
This year, there has been only one resale transaction at The Loft – the sale of a 1,432 sq ft unit on 6th May for $3.1 million ($2,165 psf), a 1,701 sq ft unit on 5th April at $3.9 million ($2,293 psf), and a 1,109 sq ft unit on 26th March for $2.13 million ($1,921 psf).
Located in the exclusive Nassim Hill residential enclave in prime District 10, The Loft is close to Orchard Road, Tanglin, and other prime residential enclaves along Cuscaden Road and Orchard Boulevard. Nearby landmarks include the Singapore Botanic Gardens, US Embassy, British High Commission, Chinese Embassy, and many more.
Resale prices at The Loft have continued to climb over the years, rising from about $1,300 psf in July 2005 to $1,770 psf in July 2015. Today, EdgeProp estimates that the average resale price at The Loft is close to $2,165 psf.
At Nathan Place, a boutique 46-unit development on Nathan Road situated off River Valley in prime District 10, a 1,130 sq ft, two-bedroom plus study unit was sold for $2.49 million ($2,203 psf) on June 23, setting a new record psf-price at the development. This record surpasses the previous high of $2,000 psf in 2021 when an 1,044 sq ft unit on the fourth floor was transacted for $2.088 million in July 2021.
The latest resale at Nathan Place marks the first transaction at the freehold development in a year and a half. The previous transaction was lodged in December 2023 when a 1,804 sq ft unit on the first floor was sold for $3.25 million ($1,804 psf).
Lastly, the sale of a 3,326 sq ft, four-bedroom unit at Sculptura Ardmore set the record at the development last week with a sale price of $20 million or $6,013 psf on 25th June. Only the eighth condo unit in Singapore to breach the $6,000 psf threshold, this is the latest data recorded.
There were no new psf-price lows recorded between June 20 and 27.
