Fourth Avenue Residences Hits New High 2796 Psf
A three-bedroom unit at Fourth Avenue Residences, a 99-year leasehold condo located in the prestigious District 10, has recently set a new record for condo prices in the week of August 22 to August 29. The 1,109 square feet unit on the seventh floor was sold for a whopping $3.1 million, which translates to a psf-price of $2,796. This breaks the previous record set in May 2023 when a two-bedroom unit was sold for $1.9 million at $2,758 psf by the developers. The most expensive unit ever sold at the condo was a four-bedroom unit of 1,485 square feet, which was sold for approximately $3.94 million at a psf-price of $2,651 in October 2021.
The new record for psf-price at Fourth Avenue Residences was achieved when the 1,109 square feet unit was sold for $3.1 million on August 22. The condo offers a mix of one- to four-bedroom units ranging from 474 square feet to 1,496 square feet and is located near Sixth Avenue MRT Station on the Downtown Line. It is also close to top schools such as Hwa Chong Institution, Nanyang Primary School, and Methodist Girls’ School. Completed in 2022, the condo has recorded 24 resale transactions to date, with the latest one being sold on August 22. It saw six resale transactions last year at an average price of $2,470 psf, which has now increased to $2,580 psf with 18 transactions in 2025.

Another development, Parvis, also achieved a new psf-price high during the same period. A three-bedroom unit of 1,701 square feet was sold for $4.55 million, translating to a psf-price of $2,675 on August 29. This is the first time a unit in Parvis has been sold for more than $2,600 psf, breaking the previous record of $2,536 psf set in April 17 when a four-bedroom unit of 1,991 square feet was sold for $5.05 million. Completed in 2012, Parvis is a freehold condo located on Holland Hill in prime District 10. It offers a mix of two- to four-bedroom units ranging from 990 square feet to 2,605 square feet, as well as three- and four-bedroom penthouses of 2,293 square feet to 3,229 square feet. There have been three other resale transactions at Parvis this year, with prices ranging from $2,115 psf to $2,391 psf.
On the other hand, Orchard Sophia set a new psf-price low of $2,671 psf when a two-bedroom unit of 646 square feet on the first floor was sold for $1.72 million on August 26. This is the lowest psf-price ever recorded at the development, lower than the previous record of $2,679 psf set on August 21 when a two-bedroom unit of 581 square feet was sold for $1.56 million by the developers. Orchard Sophia is a 78-unit condo launched in 2023 and located on Sophia Road in prime District 9. It comprises of two five-storey residential blocks offering one- to two-bedroom units ranging from 441 square feet to 710 square feet, as well as three three-bedroom units of 764 square feet and five three-bedroom dual-key units of 829 square feet to 840 square feet. The average transaction price for units at Orchard Sophia has gradually decreased since its launch in 2023 when it recorded 31 transactions at an average price of around $2,819 psf. In comparison, it has seen 18 transactions this year at an average price of around $2,797 psf.
