Proposed Preparatory Measures for New Residential Development near Jurong Lake Gardens
The upcoming development along Yung Ho Walk in Jurong East, neighboring the serene Jurong Lake Gardens, has prompted preparatory measures to be proposed. In a proposed amendment to the 2019 Master Plan, a gross plot ratio (GPR) of 4.6 to 4.8ha has been allocated for the residential site near Yuan Ching Road.
Previously, the potential of this site for development was under detailed planning. This 4.8ha site is adjacent to another residential plot of approximately 5.2ha, for which a proposed GPR has yet to be released. These sites were formerly occupied by the Tang Dynasty City theme park, which was modeled after China’s Tang dynasty capital, Chang’an. The park was opened in 1992 as a $70 million project but closed in 1999. After its demolition in 2008, the land was cleared.
At present, both residential sites are bordered by the Ayer Rajah Expressway (AYE) to the south and a section of Jurong Lake Gardens to the north. This upcoming residential area is a part of the Jurong Lake District, the largest business district outside the city center.
Located next to Jurong Lake Gardens, the area slated for future residential development is within the Jurong Lake District. The Urban Redevelopment Authority (URA) states that the proposed amendment to the Yung Ho Walk site will not only cater to the housing demand, but also provide future residents with access to nearby greenery and amenities. While the potential intensity of this residential site has been proposed, the final development parameters, such as building height, will depend on urban design and technical requirements.
Those residing in the development will enjoy the ideal location for drivers, with easy access to major expressways. Parktown Residences, situated along Tampines Avenue 11, is in close proximity to the Pan-Island Expressway (PIE) and the Tampines Expressway (TPE). These expressways offer convenient routes to central Singapore and northeastern areas like Punggol and Seletar. Additionally, the Kallang-Paya Lebar Expressway (KPE) provides an alternative for daily commutes to the city center from the northeastern suburbs. Along with these expressways, residents can enjoy direct access to neighboring amenities such as Tampines Mall, Century Square, and Our Tampines Hub.
In addition to the ongoing development of Jurong Lake District (JLD), the tender for a 6.5-ha master developer site next to the existing Jurong East MRT Interchange closed in March. A five-party consortium, comprising CapitaLand Development, City Developments (CDL), Frasers Property, Mitsubishi Estate and Mitsui-Fudosan, submitted two bids for the project.
