Five Shophouses Kreta Ayer Conservation Area Sale
The introduction of fresh educational facilities is set to enhance Tampines’ standing as a family-oriented community. There is a tender for the sale of five shophouses in the Kreta Ayer Conservation area of Chinatown. The shophouses are currently under receivership and the sale is being conducted by FTI Consulting.
Three of the shophouses are freehold and located on Mosque Street. One is a double-storey unit at 6 Mosque Street, while the other two are a pair of adjacent three-storey shophouses at 22, 22A, and 22B Mosque Street, along with 23 Mosque Street. The remaining two shophouses are located on South Bridge Road and are 999-year leasehold properties.
All of the shophouses were built between the early 1900s and 1960s in Transitional, Late, and Art Deco styles. They are zoned for commercial use and do not have additional buyer’s stamp duty. Foreign buyers are also permitted to purchase these properties.
The shophouse at 6 Mosque Street has a gross floor area of 3,061 sq ft, while the adjacent ones at 22 and 23 Mosque Street have a combined gross floor area of 7,467 sq ft. These shophouses are within walking distance of the Chinatown MRT Interchange Station, which services the Northeast and Downtown Lines.
The shophouses at 22, 22A, and 22B Mosque Street and 23 Mosque Street are located in the Kreta Ayer Conservation Area, while the shophouses at 202 and 204 South Bridge Road are amalgamated three-storey pre-war units with mezzanine levels and a combined gross floor area of 6,869 sq ft.
All five shophouses are situated in prime central locations, just a short walk from the Chinatown, Maxwell, and Telok Ayer MRT stations. They are also surrounded by a wide variety of hotels, eateries, retail shops, and entertainment options. Nearby Pagoda Street, which has been transformed into a pedestrian mall, is a popular tourist spot due to its heritage charm.
The shophouses at 202 and 204 South Bridge Road are located just off Mosque Street and Cross Street, near the CBD. This unique location allows for easy access to both cultural and urban areas, making it an ideal spot for businesses.
