Canberra Crescent Residences, a joint venture project between renowned developers Kheng Leong Co. and Low Keng Huat, debuted for preview during the weekend of July 19-20 with an impressive turnout of over 4,000 visitors. The 376-unit private condominium, situated on a 99-year leasehold site on Canberra Crescent, off Sembawang Road in the northern region, is slated for launch on August 2.
The development boasts a mix of one- to four-bedroom units and comprises four 12-storey blocks occupying a 219,985 sq ft site. There are only three one-bedroom units, all located on the first storey of three blocks, with prices starting from $880,000 or $2,152 per square foot. The one- and two-bedroom units make up 25% of the total units, with prices for the two-bedroom units commencing from $1.11 million or $1,950 psf.
The majority of the project are three-bedroom units, with 198 units accounting for 52.7% of the development. This includes 141 standard three-bedroom units ranging from 797 to 883 sq ft, and 57 three-bedroom premium units of 990 sq ft. Prices start from $1.53 million or $1,920 psf. Four-bedroom units make up 84 units or 22.3% of the project, with prices starting from $2.2 million or $1,880 psf.
The development offers an impressive array of amenities, including a clubhouse, three swimming pools, six barbecue pavilions, and a 100m sky garden linking two of the blocks. A childcare centre will also be located on site.
The new Canberra MRT Station, which opened in November 2019, is just a 12-minute walk away, with the development also being situated close to green spaces such as Sembawang Park, Montreal Green, and Sembawang Beach. Furthermore, the private condo is located near the Northern Explorer Loop, a park connector network that connects 11 parks and nature areas across the North, including Woodlands Town Garden, Admiralty Park, and Woodlands Waterfront, and connects the towns of Sembawang, Woodlands, and Yishun.
The project is additionally well-positioned to benefit from future growth arising from the redevelopment of the Sembawang Shipyard into a mixed-use waterfront lifestyle district under the URA Master Plan, the Seletar Line linking the northern region to the Greater Southern Waterfront in the south of the island, and the North-South Corridor, providing improved connectivity for residents in Sembawang to the city centre.
