The first private condo launch after the Chinese Hungry Ghost month is Bukit Sembawang Estates’ 8@BT. The project will be available for public preview on September 7 and officially launched on September 21. With a total of 158 units spread across two 20-storey blocks, 8@BT offers a variety of one- to four-bedroom units ranging from 517 sq ft to 1,593 sq ft. The development also boasts two penthouses, a two-bedroom of 1,593 sq ft and a four-bedroom of 1,356 sq ft, both located on the top floor with a 4.3m ceiling and private lifts.
8@BT is located on a 49,633 sq ft, 99-year leasehold site that was acquired by Bukit Sembawang in a government land sale (GLS) tender for $200 million in November 2022. This was the highest bid out of five submitted. Interested buyers can get more information on available units and prices for 8@BT.

The developer has not announced the indicative pricing for 8@BT yet, but based on caveats lodged to date, neighbouring mixed-use development The Linq @ Beauty World saw a 797 sq ft three-bedroom unit sold for $2.24 million ($2,812 psf) in a sub-sale in February. In August, a 549 sq ft two-bedroom unit also in a sub-sale, sold for $1.6 million ($2,915 psf) making it the new record for price psf. The Linq @ Beauty World is a freehold, mixed-use development with 120 residential units and 53 commercial units in the retail podium. It was launched in November 2020 and is currently fully sold.
Just across the road from 8@BT is the 732-unit The Reserve Residences, a mixed-use development with an integrated transport hub. The project was launched in May last year and is now 96% sold. Recent caveats show that three-bedroom units of 1,378 sq ft to 1,335 sq ft on the sixth floor were sold for prices between $2,461 psf and $2,530 psf in August, while four-bedroom units of 1,625 sq ft on higher floors sold for $2,567 psf and $2,599 psf.
CEO of PropNex, Ismail Gafoor, expects 8@BT to be highly sought after due to its prime location and limited number of units. Based on the developer’s land purchase price of $1,343 psf per plot ratio for the 99-year leasehold site, and rising construction costs, Gafoor estimates the selling price of 8@BT to be around $2,500 to $2,600 psf.
