Hong Kong’s Swire Properties And Thailand’s City Realty Unveil Upper House Branded Residences
The debut of Upper House Residences Bangkok and The Wireless Residences by Upper House by City Dynamic, a joint venture between Thai property developer City Realty and Hong Kong’s Swire Properties, marks a significant milestone for the renowned hospitality brand. As the first Upper House-branded residences in the world, these luxurious properties expand the brand’s presence into the realm of luxury residential living.

Upper House Residences Bangkok, a 52-storey tower with 156 units, will feature interiors by BAR Studio and wellness amenities developed in collaboration with global specialist GOCO. The Wireless Residences by Upper House, a 71-storey tower with 239 units, will offer interiors by PIA Interior and front-of-house services managed by Upper House.
According to City Dynamic co-managing director Thomas Woolsey, this collaboration builds on Swire Properties’ history of landmark residential developments, such as Opus Hong Kong and Eden Singapore. He also adds, “This exciting development offers buyers the opportunity to own the next masterpiece in Swire’s portfolio.”
Currently, Swire Hotels operates six Upper House properties in Hong Kong, Mainland China, and the United States, including hotels in Hong Kong, Chengdu, and Shanghai, with the latter two rebranded from The Temple House and The Middle House as part of a unified global brand identity. Five more Upper House hotels are currently being developed in cities across China and Japan.
Toby Smith, chief commercial officer of Swire Hotels, believes this project in Bangkok is “a milestone that heralds a new chapter” for the brand. He continues, “It extends Upper House’s award-winning hospitality into residential living and sets the stage for our next phase of international expansion.”
