The 290,412 square feet plot is part of the 2H2025 Government Land Sales (GLS) program and is expected to yield around 560 units of ECs. This launch comes just weeks after the award of an earlier EC site in the same area, which took place on the 5th of August.According to Wong Siew Ying, the Head of Research and Content at PropNex Realty, the first plot drew five bids, with City Developments (CDL) emerging as the highest bidder with a bid of $360.9 million, which translates to a record price of $782 per square foot per plot ratio (psf ppr). This new record price is the highest ever paid for an EC site and Wong predicts that it will set a benchmark for the subsequent plot. She also cautions that developers need to be cautious not to get too excited and bid overly high land prices. This is because such an act would directly impact the future selling price of the ECs and could affect the affordability of the project.A new EC project set to be built on this site is expected to attract a lot of attention and interest from developers due to its close proximity to the Woodlands South MRT Station. According to Eugene Lim, key executive officer at ERA Singapore, Woodlands South MRT Station, which is on the Thomson-East Coast Line, is just one stop away from Woodlands Regional Centre and two stops from the Johor-Singapore SEZ and the upcoming RTS Link. All these projects are expected to be completed in 2026.Within the EC market, Woodlands is a sought-after location due to its numerous amenities and facilities. It is also known to have an established and strong community. Additionally, the upcoming EC development is also expected to attract families with school-going children as it is located within a one-kilometer radius of several schools such as Innova Primary School and Woodlands Ring Primary School. Prospective buyers can also expect a hassle-free commute to school since the Woodlands South MRT Station is less than a ten-minute walk from the EC development site.A lot of interest is also expected to come from HDB upgraders in Woodlands, Sembawang, and Yishun, and this is according to ERA’s Lim. He notes that over 1,800 four- and five-room HDB flats in Woodlands will attain their minimum occupation period (MOP) between 2026 and 2029. This is expected to boost the number of potential upgrades that could take place in the EC market.PropNex Realty’s Wong also predicts that the site of the newly launched Woodlands Drive 17 EC could garner as many as six bids. She also estimates that the highest bid could come in at around $770 to $780 psf ppr.Meanwhile, Huttons’ Yip expects the same number of bids from the previous plot with the highest bid being between $700 and $800 psf ppr. “EC land bids have generally been stable, and we expect the bid price for the second site to remain within the same range,” he adds.The tender for the Woodlands Drive 17 site will close on 13th January 2026.
