According to the data, 30% of the buyers are Singaporeans and 70% are Malaysians, of which 60% work in Singapore. Most of the purchases were made for own-stay purposes (70%), while the remaining 30% were for investment. A recent independent study by Milieu, commissioned by Master Community Developer Sunway Property (June 2025) revealed that almost half (48%) of the property seekers surveyed were considering Johor Bahru for their next purchase, and 83% of them already owned properties in Singapore.
The state of Johor has been benefiting from major policy and infrastructure catalysts such as the Johor-Singapore Special Economic Zone (JS-SEZ) which was formalised earlier this year. This is expected to attract significant investment and trade flows. In addition, the upcoming RTS Link, which is set to open by the end of 2026, will shorten cross-border travel to just six minutes.
