The adjacent properties at 4 and 6 Lorong 12 Geylang are once again up for sale, inviting interested parties to submit their offers through an expression of interest (EOI) exercise. The two freehold plots, with a combined land area of 3,659 sq ft, have a guide price of $9.5 million and are being marketed by Knight Frank.
This is not the first time the properties are being put up for sale. In May, Knight Frank launched the same site for sale through an EOI, together with another property at 47 Lorong 4 Geylang. The current price of $9.5 million remains unchanged from the previous offering.
The two plots are zoned as “Commercial/Institution” under the URA Master Plan 2019, with a plot ratio of 2.8. Currently, the site is occupied by a two-storey building with an attic. With the plot ratio, the maximum gross floor area stands at 10,245 sq ft.
According to Knight Frank’s Mary Sai, the site presents a range of development opportunities for potential investors. She says, “Buyers have the flexibility to redevelop the site for their own use or lease it to education institutions, recreation businesses, or other organizations. With relevant approvals from the authority, it is also possible to carry out a strata sale of a new building on the site.”
The property will be sold with vacant possession and is conveniently located within walking distance to the Kallang MRT Station on the East-West Line. The EOI will close on Oct 30 at 3pm.
