Freehold Two Storey Semi Detached House Namly Drive Auction 11 Mil

on the market.

A two-storey freehold semi-detached house situated on Namly Drive in the coveted District 10 will be going up for auction on Sept 18. The property, boasting a spacious land area of 4,629 sq ft, has a guide price of $11 million or $2,376 psf. This mortgagee sale marks the first time that the house will be auctioned off, according to the head of auction and sales at Knight Frank Singapore, Sharon Lee.

The current owner had purchased the unit in 2009 for an estimated price of $3.53 million. The property sits on a regular land plot designated for two-storey semi-detached housing under the URA Master Plan 2019. With a built-up area of 3,875 sq ft and a wide frontage of approximately 13.4 m, the house offers ample space for its residents.

The first floor of the house comprises a split-level living and dining area, a granny room, a spacious kitchen and a front yard. It also includes a car porch that can easily accommodate up to two cars. On the second level, there are four bedrooms, including a master bedroom with an en suite bathroom, as well as a family area.

According to Lee, the property has been generating “healthy interest” from potential buyers who are interested in redeveloping the site. Located in the beautiful Shamrock Park, within the renowned Namly residential estate in Bukit Timah, the neighbourhood boasts a mix of landed homes such as semi-detached, terrace and detached houses. It is also situated adjacent to several prestigious areas such as Fourth and Sixth Avenue and First and Third Avenue Good Class Bungalow areas. With just a three-minute drive to Sixth Avenue Station on the Downtown Line and numerous dining options nearby, it is an ideal location for families looking for convenience and accessibility.

Lee predicts that this property will particularly appeal to families with school-going children, as several top schools such as Nanyang Primary School, Raffles Girls’ Primary School, Henry Park Primary School and Methodist Girls’ School are located within a 2km radius.

Based on URA caveats lodged, seven properties located in Shamrock Park have been sold so far in 2025. The most recent transaction was on Aug 6, when a two-storey freehold semi-detached house on Namly Drive with a land area of 4,619 sq ft was sold for a whopping $10 million or $2,165 psf. Shortly after, on July 22, another two-storey freehold semi-detached house on Namly Crescent with a land area of 3,922 sq ft changed hands for $9.39 million or $2,394 psf. And on July 16, a two-storey freehold semi-detached house on Namly Avenue occupying a land area of 3,157 sq ft was sold for around $13.1 million, which translates to $4,150 psf.
