Hdb Launch First Bto Project New Sembawang North Neighbourhood July

Minister for National Development Chee Hong Tat announced on July 6 that HDB will launch a new Build-to-Order (BTO) project in the upcoming July sales exercise. The project, known as Sembawang Beacon, will be the first BTO project in the new Sembawang North neighbourhood and will feature 775 units ranging from two-room flexi to five-room and 3Gen flats. The project is expected to be completed in approximately three years.

According to HDB’s announcement on July 6, Sembawang Beacon will be one of about 5,500 BTO flats to be launched in the July 2025 sales exercise. Other BTO projects will also be available in Bukit Merah, Bukit Panjang, Clementi, Tampines, Toa Payoh, and Woodlands.

Sembawang Beacon will be located within the new Sembawang North neighbourhood, which covers a 53-hectare site in the Sembawang town. When fully developed, this area will offer approximately 10,000 homes, including 8,000 BTO flats and 2,000 private housing units. The neighbourhood is already served by existing amenities such as Sembawang MRT Station, a neighbourhood park, and Sembawang Mart, which houses a supermarket, food court, and retail shops. Future plans for the area include a Neighbourhood Centre, a 1-hectare park with playgrounds and fitness stations, and an extensive network of cycling paths and walkways.

Sembawang Beacon is just the first step in HDB’s plans to transform Sembawang North. “Once fully developed, residents in this area will have access to a wide range of amenities, green spaces, and public transport,” says HDB.

Eugene Lim, key executive officer of ERA Singapore, notes that Sembawang’s last BTO project was launched in November 2020 – Sun Sails at Sembawang Crescent. He expects pent-up demand for Sembawang Beacon’s launch and anticipates that the five-room flats will be in high demand, based on the previous BTO launch.
