Freehold Amber 45 Sets New Psf Price High 2829
Amber 45, a freehold development located at 45 Amber Road in District 15, takes the top spot as the condo with the highest psf-price peak in the period between August 30 and September 8. This achievement came from the sale of a three-bedroom unit measuring 1,184 sq ft on the sixth floor for a whopping $3.35 million, equating to $2,829 psf, on September 2. This is the first time a unit in Amber 45 has been sold for more than $2,800 psf, beating the previous record of $2,791 psf set in December last year, when a two-bedroom unit measuring 700 sq ft on the 19th floor fetched $1.95 million.
Completed in 2021, Amber 45 consists of 139 units. Furthermore, the development has already seen four resale transactions this year, with an average price of $2,723 psf. Last year, there were seven resale transactions at an average price of $2,662 psf, representing a 2.3% increase in average psf price year-on-year. The development is located close to several malls like Parkway Parade and i12 Katong, while Tanjong Katong Primary School is less than 1km away and Marine Parade MRT is within 500m, offering access to the Thomson-East Coast Line.
In second place is Principal Garden, which recorded a new psf-price high during the period after a three-bedroom unit measuring 1,076 sq ft on the 20th floor was sold for $2.75 million, equating to $2,555 psf, on September 2. This is the first time prices at the development have crossed the $2,500 psf mark, surpassing the previous record of $2,462 psf set in May this year. In fact, the seller realised a profit of around $960,000 as he had bought the unit from the developer in June 2016 for $1.79 million.
The condo has seen 26 resale transactions this year at an average price of $2,243 psf, representing a 6.4% increase year-on-year. Located along Prince Charles Crescent, off Alexandra Road, the 663-unit Principal Garden has four 24-storey residential towers comprising one- to five-bedroom units ranging from 484 sq ft to 2,347 sq ft, and was completed in 2018.

Launched in July last year, the condo has already seen 259 units (49.8%) sold at an average price of $2,428 psf, according to URA caveats lodged.
