Singapore’s Land Authority (SLA) is offering a unique opportunity for entrepreneurs in the creative lifestyle industry with the availability of three historic bungalows for lease. Located at 31, 31A, and 33 Scotts Road, these single-storey bungalows sit on a 36,670 sq ft plot and have a total gross floor area of 11,410 sq ft. The SLA has also launched an open bidding exercise for a two-storey bungalow at 11 Orange Grove Road.
Originally built in the late 1920s for residential purposes, the bungalows feature unique architectural elements such as Corinthian columns with stilts, inspired by Malayan design principles. Under the terms of the tender, the allowable use of the State property is for creative lifestyle purposes such as experiential retail, F&B, wellness, or beauty concepts.
The prime central location of the bungalows, situated between the Orchard Road shopping belt and Newton, makes them an attractive proposition for businesses. Nearby landmarks include The Tanglin Club, The American Club, Goodwood Park Hotel, and Sheraton Towers Singapore Hotel. The area is also home to exclusive residential enclaves such as Goodwood Hill, Stevens Road, Draycott Drive, Ardmore Park, and Cairnhill Road.
According to SLA, the lease for these properties will be for five years, with the option for the successful tenant to request a renewal for a final term of less than three years, subject to government discretion. A site visit has been scheduled for June 25, and the tender will close on August 7.
In addition to the trio of bungalows, SLA is also inviting bids for a two-storey detached bungalow at 11 Orange Grove Road. The property, situated on a 65,811 sq ft plot, boasts a total GFA of about 8,030 sq ft and features four bedrooms and four bathrooms. The lease period for this property is two years only.
Built in a residential area that was once home to high-ranking colonial officials, the bungalow at 11 Orange Grove Road is now opposite the iconic Shangri-La Hotel Singapore and surrounded by prime residential enclaves such as Nassim Road, Orange Grove Road, and Ardmore Park.
Those interested in bidding for this property can do so through Cushman & Wakefield, the managing agent, from June 18 to June 24. In the meantime, an open house viewing will be held on June 15.
