Private Preview Opens New Strata Commercial Units One Sophia Priced 3000

SingHaiyi and its partners have launched a private preview for the strata commercial units at One Sophia, a mixed-use development located at the former site of Peace Centre at 1 Sophia Road.

The 13-storey commercial tower will consist of 122 strata-titled office units and 127 strata retail units, with retail spaces occupying a two-storey podium and office units taking up the remaining 11 floors. The development will also have a three-storey basement carpark with 273 parking lots.

The sizes of the office units range from 720 sq ft to 4,530 sq ft, with approximately half of them sized between 721 sq ft to 1,614 sq ft.

According to Tan Hong Boon, executive director of Capital Markets at JLL Singapore, the range of unit sizes at One Sophia has attracted a diverse mix of end-users and investors. Tan also shared that JLL’s team is currently advising clients who are looking to purchase multiple adjoining units, as well as those interested in buying out an entire floor.

One Sophia is expected to be developed into a prime commercial space, with its strategic location at the junction of Sophia Road and Selegie Road providing easy access to popular areas like Bras Basah, Bugis, Dhoby Ghaut and Orchard Road. Four MRT stations – Dhoby Ghaut Interchange, Bencoolen, Bras Basah, and Rochor – are also in close proximity to the development.

The project has garnered strong interest from prospective buyers due to its transformative potential in the area, says Tan. It is one of the only new developments in the Orchard Road area offering strata commercial units for sale, and its pricing is also competitive with most freehold strata-titled office developments in the area.

The developers, CEL Development, SingHaiyi Crystal, and Ultra Infinity, acquired the Peace Centre and Peace Mansion in a collective sale worth $650 million in December 2021, which translates to $1,426 psf per plot ratio.

One Sophia is being developed by ADDP Architects and studioMilou, with a signature architectural element of two curvilinear planes covered in greenery to complement the vertical gardens and office spaces. The development has attained Green Mark Gold Plus from BCA and has a basement carpark shared with the residential units.

In terms of retail curation, the developers hope to bring in a variety of new and existing brands that can introduce unique concepts to the market. Leisure, wellness, and entertainment concepts will also be considered to diversify the retail offering at One Sophia.
